Who did you spend your first Diwali in the GTA with?👀

For a lot of us, it was a video call with family back home. Diwali is when you miss them the most.

This year, we threw a Diwali party for the Dilli Waale in the GTA, and it was so much better than we expected.🪔✨

People walked in as strangers and left like one big family. Honestly, it didn’t feel like a lot of us were meeting for the first time.❤️

If you’re from Delhi and you live in the GTA, you just found your people. Comment DELHI and I’ll send you the link to join.

stuck in the first-gen loop in Toronto?
PR, then the job, then the house, then a mortgage for 25 or 30 years. And all of it with no family down the street.

Here, your friends become your family, but the loop leaves no time to make friends in Toronto. And for some reason making friends here is harder than it was back home.

So me and my wife decided one day every month is for people. We put it on the calendar like the mortgage payment. That’s how Dilli Waale in the GTA started, a Delhi community in Toronto for first-gen immigrants living in Canada.

Momos, butter chicken, chole bhature, hikes around the GTA. Nobody is selling anything and nobody is judging you.

If you are from Delhi NCR and live in Toronto, Mississauga or anywhere in the GTA, comment DELHI and I’ll send you the link to sign up for our next meetup. We keep it to 30 people and try to meet every month.

We started planning almost a month and a half ago.

Talking to venues. Finalizing the menu. Making gift bags. Decorating the welcome mirror. Adding all the small charms.

We were tired of watching all of Dilliwaala friends back home going to and hosting such amazing Diwali Parties. It was time we host one of our own parties for our Dilli waale community in Canada 🇨🇦

Follow along to see how the meetup turned out.

If you buy a resale condo in Ontario, there’s no cooling-off period. Once your offer is firm, you’re committed.
The 10-day right to cancel under the Condominium Act only applies to new condos bought from the builder, and new freehold homes don’t get it.
On a resale, read the status certificate before you offer, or make your offer conditional on your lawyer reviewing it.

203 detached homes sold in Oakville under 1.2 million last year, and exactly one of them was in Glenorchy.

MLS sold data, detached only, 12 months to 25 August 2026. Oakville West had 67 with a middle price of 1.065 million. College Park had 29 at 1.075 million. Bronte had 20 at 1.1 million. Oakville Central had 20 with a middle sale of 947 thousand. Glenorchy, the newer part of North Oakville most people search first, had one. So detached under 1.2 million in Oakville isn’t gone, it’s concentrated in specific pockets. Before you commit to a neighbourhood, check whether your price and your house type have ever traded there together.

Ontario’s 2026 rent increase guideline is 2.1%, but units first occupied on or after November 15, 2018 are generally exempt, and that includes a lot of newer Toronto condos.Either way, your landlord needs to give 90 days’ written notice on Form N1, and can only raise your rent once every 12 months.Do you know if your unit is exempt?

If your builder asks you to agree to a new closing date, send it to your lawyer before you sign. Agreeing can waive delay compensation you’d otherwise be owed.In Ontario it’s $150 a day with no receipts, capped at $7,500, plus $1,500 if you get less than 10 days’ written notice.Buying pre-construction? Know this before the letter lands.

There is exactly one legal deposit in Ontario, and a lot of people paid something else on top of it.

Last month’s rent is the only rent deposit a landlord may collect. Damage, security, cleaning and pet deposits are illegal, and signing a lease that says otherwise does not make them legal. A key deposit is allowed only up to the actual cost of replacing the keys. Section 14 of the Residential Tenancies Act makes no-pet clauses void regardless of any agreement to the contrary. Landlords must give a receipt for any deposit taken, and an illegal one is recovered with a T1 application to the Landlord and Tenant Board. Realtor here, not a lawyer.

Your new home warranty expires in three stages and almost nobody knows which parts go first.

Year one covers defects in materials and workmanship, unauthorized substitutions, and failures to meet the Ontario Building Code. Year two narrows to water pe*******on, defects in electrical, plumbing and heating delivery systems, and major cladding. Years three to seven cover one thing only: a major structural defect that materially affects load-bearing capacity or your ability to use the home. So a cosmetic defect noticed in month thirteen is yours. Damage you caused, normal wear and tear and anything outside the builder’s scope are never covered. And since 14 July 2025 every agreement must include a Warranty Information Sheet with a unique Home ID.

Did anyone walk you through what expires when? Comment below.
