Toronto Falls Into Moderate Bubble Risk
Toronto’s housing market has just been ranked among the weakest of 23 global cities, seeing about an 11% annual drop in home prices—the sharpest decline on the list. Between 2014 and 2022, we watched real home values double, fueled by fast population growth, strong investor demand, and active construction. But since 2022, higher interest rates, a foreign-buyer ban, and more inventory have driven prices down nearly 30% from their peak. According to a global wealth manager, Toronto now sits in the moderate bubble-risk category, as the recent price correction has brought values closer to what residents can actually afford. With inventory rising and growth slowing, the outlook suggests continued pressure on prices, especially with the potential for further interest rate hikes. Having spent over a decade guiding clients through Toronto’s real estate cycles, I know how important it is to navigate these shifts with expertise and perspective.

Canadian Housing Affordability Remains Stable in Many Regions
After more than a decade working in real estate—helping clients buy, sell, invest, and lease—I’ve seen how even small shifts in affordability ripple through our markets. In the second quarter, we saw a modest improvement in housing affordability nationwide, thanks to stronger incomes and relatively steady prices. While cities like Vancouver and Toronto experienced slight gains, some Prairie and Atlantic regions actually faced new challenges. Looking ahead, rising interest rates could put more pressure on costs by 2027. Staying informed and understanding these trends is key to making smart real estate decisions in any market.

Toronto Housing Market Sharply Reverses
The Toronto housing market is experiencing one of its sharpest shifts in years, with inflation-adjusted home prices dropping around 10% year-over-year—marking the steepest reset among major cities worldwide. Benchmark prices have also softened, with the composite home-price measure recently down about 5% (seasonally adjusted), leaving average values at approximately $931,000. For those eyeing central condos, affordability looks improved on paper. However, when you factor in mortgage interest, maintenance, taxes, and the risk premium, the cost of owning still sits well above renting. As someone with over a decade of experience helping clients buy, sell, invest, and lease in Toronto real estate, I see this as a unique moment: prices are more accessible, but if demand rebounds before supply catches up, we could see the market tighten again quickly. To reach 2019 levels of affordability, Toronto needs to boost annual housing starts by at least 50% over the next decade—a clear sign of the ongoing supply challenge.

Toronto board of trade urges Ontario to amend zoning and building code rules to spur housing growth
With over a decade helping clients buy, sell, invest, and lease in real estate, I've seen firsthand how regulatory hurdles impact our housing market. The Toronto Board of Trade is calling on Ontario to update its zoning and building code rules—a move that could make a real difference. Right now, outdated regulations could cause the province to fall short of its 1.5 million new homes target by more than 550,000 by 2031. Streamlining zoning and updating building codes would mean fewer delays, lower costs, and a real boost to affordability. These changes could open more doors for families and investors alike.
