Nobody falls in love with an average house. So why do we judge every listing by the average?

Our September market report is here with a bit of a new look. Every month we take TRREB’s numbers for the Beach and the East End and translate them into what they actually mean for you, whether you’re buying, selling, or just nosy about your street. (No judgment. We’re nosy too.)

The short version of September:

-> The Beach is still moving FAST. Homes that sold averaged 12 days, almost 3x quicker than the city.
-> Beach prices held (+0.34% YoY) while the average East End home got about $65K cheaper. Buyers took the hint.
-> Condo owners eyeing a house, the gap grew. Plan with real numbers.

Here’s the part the stats don’t show. Averages are built on the easy-to-compare homes. The quirky ones play by different rules. They take longer because their buyer is rarer, not because something’s wrong. That’s where patience (and a damn good plan) pays off.
