Canada Home Prices Could Stabilize in 2027
There’s been a lot of speculation about where Canada’s housing market is headed, and a recent economist’s outlook sheds some light. According to the analysis, we could see home prices start to stabilize around 2027. With mortgage rates likely nearing their peak and the pace of population growth slowing—from around 1.2 million down to about 200,000—demand for homes is expected to remain on the softer side, even as employment among Canadians in the prime homebuying years has hit record highs. Nationally, home prices are down about 4% this year, but ongoing high construction costs may help prevent steeper declines. Looking further ahead, it’s suggested that increased business investment, job growth, and higher incomes are the keys to restoring confidence and supporting a real recovery in Canada’s housing market. As someone who guides clients through every stage of their real estate journey, I believe that understanding these trends is essential for making informed decisions in a changing market.

Is the down payment an outdated test for prospective B.C. homebuyers?
As someone who helps clients navigate every stage of their real estate journey, I often get asked about the importance of the down payment. While it’s still a key milestone, relying on it alone doesn’t reflect the full picture for today’s B.C. homebuyers. Taking a holistic look at your finances—like how you manage rent and long-term goals—can be just as important. It’s also worth considering how your lifestyle and career plans fit into the community you choose. Open and honest discussions about your finances are essential steps in planning for homeownership. This approach ensures you’re not just buying a property, but setting yourself up for lasting success.

Canada Housing Starts Rise 3%
Recently, Canada’s annualized housing-start pace reached 248,900 units in Late-Q3—up about 3% from Mid-Q3’s 242,200. This signals a modest uptick in construction activity across the country. Yet, when we look at actual monthly starts in communities over 10,000 people, the number was 20,000 units in Late-Q3, which is down roughly 11% compared to 22,400 a year ago. Rural housing starts came in at an estimated 18,100 annualized units, and the six-month moving average reached 250,400—just under a 1% increase nationwide. Economists continue to point out Canada’s persistent long-term housing supply gap, reminding us that construction levels remain a key factor in whether recent affordability improvements, seen since 2023, can continue. For buyers and sellers in our Surrey market and beyond, these trends highlight why monitoring new construction is crucial for understanding what’s ahead in affordability and opportunity. As someone passionate about guiding clients through every step of their real estate journey, I keep a close eye on these indicators to help you make informed decisions.

What makes a house feel like home to you? 🏡

Maybe it’s a kitchen where everyone gathers, a cozy corner to unwind, a backyard made for summer evenings, or simply the people you share it with.

Every home feels a little different. What’s the detail that makes it feel like yours? ✨

Nanaimo & Oceanside Buyers Benefit from Lower Home Prices
We’re seeing some notable price reductions shaping the Nanaimo and Oceanside real estate markets right now. Manufactured homes have seen the most significant average price drops at 4.8%, while duplexes have had the smallest reductions, averaging 2.75%. Interestingly, 32% of properties across Vancouver Island have experienced price cuts, with Campbell River leading at 45%. In contrast, Parksville-Qualicum Beach has remained more stable with fewer reductions. As someone who guides clients through every aspect of their real estate journey, I’m always keeping an eye on these shifts to ensure you’re prepared for what’s ahead.
