Khela Real Estate Group The world's catalyst to real estate investments in the Fraser Valley. Welcome to the world's catalyst to real estate investments in the Fraser Valley.

With over 15 years of local experience and billions in total transaction value, my team and I guide high-net-worth individuals and companies toward land investment opportunities in one of the world's most sought-after real estate markets. I've built this practice on one belief: you can't advise well on a city's real estate without understanding how that city actually runs. Council priorities, permitting timelines, where the business community's confidence sits: none of that is context around the deal. It's the deal. Century 21 has ranked me its #1 Commercial Real Estate Broker worldwide, and I previously served as Chair of the Downtown Surrey Business Improvement Association (DSBIA). I also sit on the Board of Directors for the Surrey & White Rock Board of Trade, and I was appointed by the Province of British Columbia to the Community Advisory Group on Extortion. Every one of these roles comes back to the same thing: I'm a commercial realtor, and understanding Surrey from the inside is what lets my team and I build long-term value for clients across the Fraser Valley.

Last month, I had the opportunity to attend the World Partnership Golf Tournament in Vancouver, hosted at the beautiful Vancouver Golf Club.

It was a pleasure to participate in this event and spend an afternoon making new connections and seeing some familiar faces on the green and at the banquet dinner afterwards.

Many of the relationships that I value most in my business have been formed on the course or over a meal, not in the office. Those chances to spend time with people I may not otherwise meet, all while supporting great initiatives like the Aga Khan Foundation Canada, are the reason I always try to make time for events like these.

Our community came together to tee off and take a swing against global poverty in support of AKFC. Thank you to World Partnership Golf and all the organizers for such a well-run day, and I’ll be looking forward to next year!

I want to wish my friends, family, colleagues and community a Happy Thanksgiving.

Whether you're located throughout the Fraser Valley or far away, we can all agree thanksgiving is a time to spend with those we hold dear, to celebrate the new fall season, and give back in meaningful ways.

There’s so many ways we can show our support for others in our community, whether that’s volunteering on your day off, making a donation, or sharing great causes with your network. Here are a few local organizations that deserve your support this Thanksgiving:

◾️ Big Sisters of BC Lower Mainland

◾️ Surrey Food Bank

◾️ SurreyCares Community Foundation

◾️ Surrey Hospitals Foundation

These groups are doing amazing work in the Surrey community, helping to fight food insecurity, providing resources to children and youth, and providing vital healthcare for those who need it most. Of course, there are so many great causes to support in City of Surrey this Thanksgiving. Let me know what organizations you are passionate about supporting this holiday season.

Safety, housing, transit, leadership, and growth.

Those were the five categories covered at the Downtown Surrey mayoral forum, a Jeopardy-style All Candidates Forum held on the 23rd of September, and hosted by the Downtown Surrey BIA.

These categories also happen to be the five key considerations businesses make before deciding whether to set up shop in City of Surrey.

Questions on public safety, housing affordability and availability, governance and leadership, transit accessibility, and future growth potential can make or break a business’s decision to open, expand, or invest in Downtown Surrey. The successful mayoral candidate will need to hold these as high priorities to ensure Surrey continues to attract and keep top-tier businesses as the city grows.

With the Surrey mayoral election coming up on October 17th, this was a great opportunity to hear directly from candidates about their priorities, thoughts on key issues, and their vision for the city’s future.

Thank you to Jordan Bateman for being an outstanding moderator for the evening, to the DSBIA for hosting, and to all seven mayoral candidates for being a part of this event:

Igal Ammons II
Linda Annis
Brenda Locke
Doug McCallum
Honveer Singh Randhawa
Mike Starchuk
Surrey Now - Troy Van Vliet

Surrey, it’s up to us to vote for the city we deserve on October 17th. For info on advanced voting dates and polling locations, visit surrey.ca

In partnership with Marcus & Millichap, Khela Real Estate Group is excited to announce the Island's newest commercial leasing opportunity in Parksville, BC.

Located at 1209 Island Highway E, this 29,264 SF site puts businesses in the path of Parksville's daily traffic, along with visitors arriving from Vancouver and across the Island.

The site has been designed for scalable commercial use, with ample parking, pedestrian connections, vehicle access, loading areas, and signage space. With loading and landscaping already in place, all that's left for this high-traffic location is the right businesses.

The site offers customizable space configurations to suit businesses of all sizes. It also includes plug-and-play opportunities: a dedicated future-build 1,800 SF drive-thru restaurant, plus a daycare space and outdoor play area with a combined 6,887 SF. Features that will help drive traffic to the site and add real value for prospective tenants and their people.

Vancouver Island's population has continued to grow over the past few years, mostly driven by younger families taking advantage of housing affordability in Parksville, Nanaimo, and Port Alberni. That growth, along with consistent traffic from travellers and Parksville residents, is what gives this development on Parksville's Craig Bay side its long-term potential. To learn more about these listings, don’t hesitate to reach out directly.

SFU’s new medical school is more than an education story. It could become an important catalyst for commercial growth in the City of Surrey

This summer, the SFU Stephens Family School of Medicine welcomed its first class of 48 students, with its permanent Centre Block home expected to open in 2030.

From a commercial real estate perspective, there are a few reasons this matters:

◾️A major new anchor: Institutions like medical schools attract people, investment and supporting businesses.

◾️ More demand for specialized space: Medical offices, research facilities, laboratories, health-tech companies and professional services can all benefit from being close to a major medical institution.

◾️ A growing business ecosystem: Surrey’s Health and Technology District is already home to more than 220 life science and healthcare organizations and over 1.5 million square feet of innovation space.

◾️ Employment growth: At full build-out, the district is projected to support more than 15,000 additional jobs, creating further demand for office, retail and service-oriented commercial space.

◾️ Long-term development potential: The real impact of SFU Medicine may not be limited to the school itself, but what grows around it over the next decade.

For me, that’s the exciting part.

Surrey is increasingly bringing education, healthcare, technology and development together in the same place, and SFU Medicine is becoming an important anchor in that evolution.

In the news this month: The City of Surrey has just earned a huge energy rebate from Fortis BC, totalling more than $655k.

This rebate comes as Surrey completes its fifth energy-efficiency project across civic facilities, reducing operating costs and advancing the city’s overall sustainability goals. In addition to netting Surrey this substantial rebate, these five projects are expected to:

◾️ Reduce the energy use of Surrey’s civic facilities by approximately 6%

◾️ Cut emissions from civic facilities by about 12%

◾️ Save about 20,000 gigajoules of natural gas per year

◾️ Save the City of Surrey about $60,000 in energy costs per year

This project isn’t just saving taxpayer dollars either. It’s also a key part of Surrey’s commitment to reducing its greenhouse gas emissions by 45% by 2030, and to achieve net-zero community greenhouse gas emissions and absolute-zero corporate emissions before 2050. The amount of energy saved by these projects is about the same as the amount used by the Surrey Operations Centre annually, showing the true impact that well-placed investments in efficiency upgrades can have on city infrastructure.

I’m proud to live, work, and play in a city that continuously delivers on its environmental and economic goals, and this latest success shows that Surrey leads the way on sustainability and smarter energy investments.

The Surrey-Langley SkyTrain line has hit a few major construction milestones.

Work on this ambitious intercity TransLink project began in November of 2024, and it’s clear that SkyLink Guideway and station-building partners have been busy ever since.

The extension, which adds eight new stops to the Expo Line, will allow riders to get from Surrey’s King George Station to Langley City Centre in just 22 minutes. And with a total budget of $6 billion, it’s one of the largest transit infrastructure projects in BC’s history. Here’s where the project currently stands:

◾️ Construction is now underway at all of the eight new SkyTrain stations.

◾️ Foundations are complete at six of the new stations, with visible construction now underway at Fleetwood and Green Timbers stations.

◾️ The 16-kilometre underground duct bank, which will carry power and communication lines, is more than 75% complete.

◾️ The elevated guideway is rapidly taking shape between 152 Street Station and Green Timbers, as well as at Bakerview–166 Street Station and Fleetwood.

◾️ 90% of all guideway foundation work is complete along the entire line.

◾️ In areas where guideways are completed, crews are already restoring nearby roadways, sidewalks, driveways, intersections, and paths.

This line will be a massive milestone for both the City of Surrey and Township of Langley upon its completion in 2029. Not only will it improve transportation options for residents of both cities, but it will also boost access to housing, childcare, healthcare, and other services, while helping the Lower Mainland stay on track with environmental goals.

As Surrey and Langley populations continue to grow at rapid rates, seeing a major investment like this transit extension shows that the province shares our vision for the future; one where Surrey and its neighboring cities emerge as an economic powerhouse that propels BC as a whole.

I’m looking forward to taking a ride on the new line once it’s open, but in the meantime, it’s been great to see such fast progress on this impressive project. To learn more about the new line and construction updates, visit surreylangleyskytrain.gov.bc.ca

09/03/2026

In line with predictions from many financial experts, the Bank of Canada has announced yet another hold of the overnight interest rate today, maintaining a rate of 2.25% for the seventh consecutive time.

Though many were hoping to see interest rates fall after such a long-running holding pattern, the decision doesn’t come as a surprise after the breakdown of trade talks between Canada and the US in August and retaliatory Canadian tariffs coming into effect next week on September 8th.

Inflation also made a rate cut unlikely, especially in the energy sector, where Canada has seen a major uptick amidst global oil supply restrictions. This inflation is at risk of spreading to other areas of the Canadian economy, especially with no clear end in sight for elevated oil and gas prices worldwide.

Overall, this rate hold is another example of the BoC’s approach: Remaining measured and predictable in times of great economic uncertainty. For businesses who are already navigating the turbulent world of increasing tariffs with US trade partners or feeling the effects of high energy prices, a steady rate means, at the very least, one less variable to account for.

The next interest rate announcement will be on October 28th and will be accompanied by the latest Monetary Policy Report. Until then, for any questions you may have about the current rate and what the future may hold for businesses and individuals in Canada, don’t hesitate to reach out.

I had an incredible time taking part in the 2nd Annual Bandits Community Foundation Golf Classic last month at !

We were thrilled to see players driving our branded carts, which provided shade on such a hot day. This event was an amazing celebration of community, showing what’s possible when local business leaders get involved for a great cause like improving access to sports across BC.

Thank you to the Vancouver Bandits and the Bandits Foundation for all their hard work putting on this event. See you all next year!
