Fraser Valley sales cooled again in July, down 5% from June and 9% below last year. Buyers are in no rush — inventory is plentiful and prices keep easing across every property type.

Metro Vancouver gave back June's momentum too, with sales down nearly 10% year-over-year and apartment sales leading the pullback at an 18% drop.

The upside for buyers? Real leverage right now, especially for those who've been waiting for the right window.

Here's something I tell every buyer I work with: finding a house you like is the easy part. Anyone can do that with a website and a Saturday afternoon.

The actual job is everything that happens after — catching what a showing hides, knowing which inspector really looks versus which one hands you a quick clean report, negotiating where it actually counts, and reading the fine print in the Contract of Purchase and Sale so nothing about your subjects or deadlines catches you off guard.

Most deals don't fall apart at the offer stage — they wobble later, when the appraisal comes in low, the lender hits a snag, or the post-inspection negotiation heats up. That's the moment having someone experienced in your corner actually matters.
I don't get paid to hand you keys. I get paid in referrals and repeat clients — which means my job is to tell you the truth, even when it costs me the sale.
