Buying vacant land starts with a different set of questions than buying a house.

What can actually be built?

Is there legal road access?

Where are the services?

What site preparation will be required?

Are there restrictions registered on title?

And what does financing look like before construction even starts?

REMAX’s recent guide also points out the importance of checking zoning, buildable area, soil and site conditions, servicing costs, taxes, construction timelines, and provincial requirements before committing.

The purchase price is only one part of a land deal.

If you’re looking at land in the Sea to Sky, I’m happy to help you work through the property side of that checklist.

One of the interesting things about 936 Thistle Place is the amount of flexibility the site gives you.

It’s a 13,042 sq. ft. residential building lot on a quiet Britannia Beach cul-de-sac with three frontages.

That means the conversation isn’t just about square footage.

It’s about where a future home could sit, how it could relate to the road, where the outdoor space goes, and how the site could take advantage of its west-facing Howe Sound setting.

For someone who would rather start with the land than compromise on an existing home, it’s worth a closer look.

Offered at $900,000.

Reach out if you’d like the property details or want to walk the site.

Halloween has taken over Britannia Mine Museum.

Monsters, Machines & Mischief runs October 17–18 and again October 24–25, with special underground tours, historic mining machinery, hands-on activities, live science demonstrations, and plenty for families to explore.

It’s a fun excuse to spend some time in Britannia Beach and see one of the places that gives this part of the Sea to Sky so much of its character.

If you’re looking for something local to do this weekend, this is a good one.

The Bank of Canada has now held its policy rate at 2.25% for seven straight announcements.

That gives borrowers some stability, but it does not mean all mortgage rates have stayed still.

Variable rates are more directly connected to the Bank of Canada’s policy rate.

Fixed mortgage pricing can still move with bond yields.

That distinction matters if you’re buying, refinancing, or coming up for renewal.

A long pause may make the rate environment feel quieter, but the rate available to you still depends on the type of mortgage and what is happening in the broader lending market.

The useful number is always the one you can actually get today.

New development comes with costs that are easy to overlook when you only see the finished homes.

Squamish now uses Development Cost Charges and Amenity Cost Charges to help fund some of the infrastructure and community amenities needed as the town grows.

DCCs can contribute toward things like water, sewer, drainage, transportation, and park improvements.

ACCs can help fund amenities such as recreation facilities, community spaces, libraries, daycares, and public squares.

The District adopted updated DCC and ACC bylaws earlier this year.

Why does that matter?

Because the cost of supporting growth is part of the economics behind what gets built.

Housing supply is not just about land and construction. Infrastructure and community services have to grow with it too.

Happy Thanksgiving.

Hope everyone gets some time to slow down, eat well, get outside, and spend time with people they care about.

There’s a lot to appreciate about living in the Sea to Sky this time of year.

Cooler days, changing colours, quieter trails, and a community that still feels connected to the place around it.

Enjoy the long weekend.

A few words from a past client:

“Working with Nolan Rivers at RE/MAX was an absolute pleasure! He made the process of buying a home in Squamish seamless and stress-free. Nolan’s deep knowledge of the local market and legal processes and negotiation, combined with his genuine passion for helping clients, set him apart from the rest.”

That’s exactly the kind of experience I try to create.

Buying a home can involve a lot of moving parts, especially when you’re trying to understand the local market, the process, and the decisions in front of you.

My job is to make that feel clear, manageable, and well supported from start to finish.

If you’re looking to buy in Squamish and want a process that feels informed and straightforward, I’m happy to help.

Sea to SkyArte is happening in Britannia Village today.

Local artists and creators set up around the village, giving people a chance to walk through, see the work, meet the artists, and spend some time in the community.

I like this one because it shows another side of Britannia Beach.

It is not just somewhere between Vancouver and Squamish.

There is a growing local community there, with businesses, events, and more reasons to actually spend time in the village.

If you’re heading along the Sea to Sky today, it’s worth stopping in.

Two C-3 Tourist Commercial lots on Squamish Valley Road are listed separately, but marketed together as a 31,745 SF land assembly.

For buyers looking beyond standard residential opportunities, this presents a more substantial play in a high-exposure adventure base location.

Permitted uses may include campground, hostel, hotel, motel, restaurant, RV park, tourist bureau, and other tourism-oriented uses, subject to district requirements.

If you’re looking at commercial land in Squamish through a longer-term lens, this is worth a closer review.

Lot 2 and Lot 14 details are available through the link in bio.

Reach out if you’d like to discuss zoning, use potential, or site positioning.
