The closing cost that blindsides GTA buyers more than any other: Toronto’s DOUBLE land transfer tax. 💸

Buy inside the City of Toronto and you pay provincial tax PLUS municipal tax. On a $700,000 home, that’s roughly $20,950 combined — due in cash on closing day, on top of your down payment.

The good news: eligible first-time buyers get up to $4,000 back provincially + $4,475 on the Toronto portion = up to $8,475 back.

September GTA numbers are in. 📊

• 5,040 homes sold — down 9% from last September, as buyers stayed cautious
• 16,500 new listings — down 14.4% year-over-year
• Average price: $1,006,409 — down 5.1% from last year
• Bank of Canada held its benchmark rate at 2.25%

Translation: buyers have negotiating room and less competition, but choice is thinning as fewer sellers list. Sellers who price accurately are still moving homes.
