If you're thinking about renovating your home — whether to enjoy it more or to get ready to sell — the most important thing you can do first is understand which projects actually return value and which ones just cost money.
Here's the honest breakdown for Saskatoon homes:
âś… HIGH RETURN renovations:
- Kitchen updates (not necessarily a full gut — new cabinet fronts, countertops, and hardware can go a long way)
- Bathroom refreshes — especially the main bath and ensuite
- Fresh neutral paint throughout — one of the highest ROI projects there is
- Curb appeal — landscaping, a new front door, updated exterior lighting
- Flooring — replacing dated carpet with hardwood or quality LVP
⚠️ LOW/NO RETURN renovations:
- In-ground pools (in Saskatchewan, buyers often see these as a liability, not an asset)
- Over-the-top custom finishes that don't match the neighbourhood
- Highly personalized spaces (home theatres, w**e cellars, hobby rooms) — you'll enjoy them, but buyers won't pay extra
- Luxury upgrades in a mid-range neighbourhood — you can't renovate past the price ceiling of your area
The rule I give every client: renovate to the neighbourhood, not above it. And if you're doing it to sell, call me before you start — I can tell you exactly what buyers in your price range are looking for and what they're not.
