July brought a bit of a shift to the Saskatoon real estate market compared to the spring rush — but we are still far from a balanced market.

Here’s where July finished:

🏡 539 sales — down 11% from July 2025, but still 18% above the 10-year average

📍 928 homes in inventory — up 3% year-over-year, but still 41% below the 10-year average

🔑 793 new listings — up slightly from last July

📈 $447,600 benchmark price — up 3.6% year-over-year and only $800 below June’s record high

⏱️ 1.72 months of supply for July — and when you factor in the 244 homes already conditionally sold, there were only 684 active properties heading into August.

So what does this mean for BUYERS? 👇

There is finally a little more selection and less urgency than we experienced during the peak spring market. That can mean more opportunity to take your time, negotiate and potentially include conditions. But with inventory still well below normal and sales well above historical averages, good homes that are priced properly can still move quickly.

And for SELLERS? 👇

It is still a strong market to sell in, but pricing is becoming increasingly important. Buyers have more options than they did earlier this year, so simply putting a home on the market doesn’t guarantee multiple offers. Proper pricing, presentation and marketing matter.

The takeaway? Saskatoon has cooled from the spring frenzy, but it hasn’t turned into a buyer’s market. Prices remain near record highs and inventory remains historically low.
