🏡 Saskatoon has an empty tax-title lot in Silverwood Heights up for tender, and the reserve bid is $235,000.

The property is 430 Wakabayashi Crescent. The City lists it as residential vacant land: a lot 57 feet wide and 108 feet deep, 6,313 square feet, zoned R1A. It is being sold under The Tax Enforcement Act.

Two weeks ago we shared the City's other tax-title tender, a 1971 house in College Park on a 7,500 square foot lot, with a reserve of $255,000. This one is a smaller lot with nothing on it, and its reserve is $20,000 lower. Two City tenders, one with a house and one without, priced $20,000 apart.

If the satellite picture looks wrong, it is the imagery. It is older and still shows a house on this lot. The photo in the City's tender package, taken this fall, shows the lot cleared down to dirt and grass, with houses on either side.

How it works:
• Sealed tenders to Saskatoon Land by 2:00 p.m. on Thursday, November 19, on the City's own tender form
• The reserve bid is $235,000, so that is the floor
• A certified cheque or bank draft for $2,000 plus GST ($2,100) goes in with the bid
• One bid per bidder, no conditional bids, and bids stand for 14 days after closing
• The successful bidder signs a sale agreement within 30 days and pays in full by possession, no later than January 18
• GST applies to the price, and the buyer pays the title transfer fees

The City says services run in the street beside the lot, and that the cost of connecting to them is the buyer's.

One honest note. A bid here cannot be conditional, so financing and your homework both have to be done before November 19. Because a house stood here until recently, ask the City what is left below ground, such as an old foundation or service lines, and what connecting will cost. Check the R1A rules with the City's planning office before you plan a build.

🏡 Churchbridge is taking bids on two side-by-side lots, about half an acre together, and they close this Friday at 4:30.

The Town is selling Lots 34 and 35 on Cedar Crescent by tender. Each one is a little over a quarter of an acre, roughly 125 feet deep, and they share a lot line, so together they come to about 0.55 acres. That is a lot of room for a town lot.

From the satellite they are open grass on the east side of the street, with houses across the road and nothing built beside them yet.

One thing makes this tender easier than most: you do not need a sealed envelope. The Town's notice takes tenders by mail, by email or by fax, so you can bid from anywhere in the province without a trip to the office.

How it works:
• Tenders in to the Town of Churchbridge by 4:30 p.m. on Friday, October 16
• No minimum bid and no deposit are printed
• The Town can accept or reject any tender
• It is the Town's own land, not a tax sale

Churchbridge is on the Yellowhead between Yorkton and Langenburg, in potash country.

One honest note. The notice is four lines long. It gives the lots and the deadline and nothing about services, zoning, or whether you have to build within a set time, and it does not say if the two lots can be bid on separately. The satellite also shows sloughs and bush just behind them, so ask about drainage. With three days left, call the Town office before you send a number.

⏳ Eleven Saskatchewan properties close by tender between Wednesday and Friday, and not one has a minimum bid printed.

Today is Thanksgiving, so municipal offices and banks are closed. That leaves Tuesday as the only full working day before the first deadlines. Here is what closes, in order.

Wednesday, October 14, 4:00 p.m.

Village of Manor. Three tax-title properties: 37 Railway Avenue, 20 Fraser Street and 29 Fraser Street. The Village's notice lists them as assessed at $40,200, $54,700 and $43,600, and asks each bidder to state what they plan to do with the property. Tenders have to be delivered by the deadline.

RM of Parkdale, near Glaslyn. Six tax-title properties: five in the hamlet of Fairholme, including four lots side by side on Main Street, and one in the hamlet of Robinhood. Tenders have to be received at the RM office, and each one has to say which property it is for.

Thursday, October 15

Village of Canwood. The lot at 541 Main Street. This is the forgiving one: the tender only has to be postmarked by Thursday. It does need a certified cheque for 5% of your bid, and the banks are closed today, so that is a Tuesday errand.

Friday, October 16, 4:30 p.m.

Town of Churchbridge. Two lots sold together on Cedar Crescent, a little over half an acre. The Town's notice is short: it names the lots, the deadline, and reserves the right to accept or reject any tender.

A few things that apply to all four. Highest or any tender is not necessarily accepted. "Delivered" and "received" mean in the office by the hour, so a tender in the mail on Wednesday does not count for Manor or Parkdale. And the buyer usually pays legal and title transfer costs on top of the bid.

One honest note. A short week is not a reason to rush. If you have not seen a property or spoken to the office, call Tuesday morning before you put anything in an envelope.

All of them, with days left and each municipality's notice:

🏡 Lang is selling 230 Victoria Street, a tax-title double lot on the edge of the village, by tender. Bids close October 28.

Lang is on Highway 39 between Regina and Weyburn. The Village took this property through tax enforcement and is selling it under The Tax Enforcement Act.

It is two lots side by side, about 90 feet wide by 140 feet deep, a little over a quarter of an acre. That is roughly twice a standard town lot. It sits at the east end of its street with open field behind it.

The notice calls it land and says nothing more. From the satellite it is not bare ground, though. Something sits in the middle of the lots and there is what looks like a small shed at the back. If you know Lang, we would like to hear what is there.

How it works:
• Pick up a tender package at the Village office on Main Street. The package has the rules, so the ad prints no minimum bid and no deposit
• Mark the envelope "PROPERTY TENDER/LAND TENDER"
• Tenders must be received by 4:00 p.m. on Wednesday, October 28
• The Village reserves the right to reject any or all bids

One honest note. Because the notice does not describe the property, do not assume it is a clean, empty lot. Ask the office what is on it, whether anything has to be removed, and what services run to it, and go and stand on it before you bid.

10/09/2026

🏠 North Battleford is selling a house at 1307 106th Street by tender, with no minimum bid. Offers close at noon on October 21.

It is a City-owned property, an older storey-and-a-half house on a narrow lot of about 32 by 125 feet, a few doors north of 13th Avenue. The City's notice says simply: lot includes home.

What makes this one easy to size up is that the City has put the photos out. There are nine pages of them, outside and in, room by room, so you can see what you would be taking on before you ever call anyone. From those photos the house is empty and needs work.

How the tender works:
• Offers go in on the City's Offer to Purchase form, in a sealed envelope, to the law firm handling the sale in North Battleford
• They must be received by 12:00 noon on Wednesday, October 21
• A certified cheque for 10% of your offer goes in with it, returned if your offer is not accepted
• No minimum bid is printed, and the highest or any offer is not necessarily accepted
• Possession is within 30 days of acceptance, and the balance is due by then or the deposit is forfeited
• GST, if it applies, is the buyer's, and property taxes are adjusted at possession
• Mineral titles are not included

One honest note. The house is sold as is, and the City says bidders rely on their own inspection. Look hard at the photos, drive by, and price the repairs before you price the bid. Noon is also an early deadline, so do not leave the envelope for the last afternoon.

The listing, with a link to the City's page, where the offer form and the photos are:

🏡 Limerick is selling a tax-title mobile home on three lots at 204 Galway Street by sealed tender, with no minimum bid printed.

The Village took the property for unpaid taxes and is selling it under The Tax Enforcement Act. Its notice describes it as residential land with a mobile home and a porch addition, on three lots that together measure 75 feet of frontage by 115 feet deep.

That one line is more than most tax-title ads give you. Plenty of them list a legal description and nothing else, and leave you to work out whether there is a house on it.

Two things to know about this one:

The deadline is in the morning. Tenders are received until 10:00 a.m. on Friday, November 6, not the usual end of the day, so a bid dropped off that afternoon is too late.

The details are in a tender package, not the ad. The Village asks bidders to contact the municipal office for the package, which has the property information and the rules for submitting. The ad itself prints no minimum bid and no deposit, so the package is where you find out what is required.

How it works:
• Get the tender package from the Village office
• Sealed tender in an envelope marked "TTP Property Tender", addressed to the Village of Limerick
• Received by 10:00 a.m. on Friday, November 6

One honest note. A tax-title home sells as it stands, and the notice says nothing about its age or condition. Ask the office whether you can see it, and whether the home is on a foundation or would have to be moved or repaired, before you decide what it is worth to you.

🏡 Manor is selling three tax-title properties by tender, its notice prints what each is assessed at, and bids close in a week.

The Village took all three for unpaid taxes and is selling them under The Tax Enforcement Act. Its own notice lists them like this:

• 37 Railway Avenue: two lots together, about 6,760 square feet, assessed at $40,200
• 20 Fraser Street: two lots together, about 12,060 square feet, assessed at $54,700
• 29 Fraser Street: one lot, about 6,030 square feet, assessed at $43,600

From the satellite, each one appears to have a building on it, though the notice does not describe them.

There is one thing in this tender you do not often see. The Village asks every bidder to state their intended purpose and planned use for the property. So the envelope holds more than a number, and it is fair to assume Council will read both.

How it works:
• Sealed tenders marked "Property Tender", delivered to the Village by 4:00 p.m. on Wednesday, October 14
• A separate tender for each property if you bid on more than one
• No minimum bid and no deposit are printed
• Highest or any tender not necessarily accepted
• The successful bidder has 30 days to pay the balance
• Legal costs, title transfer fees and taxes are the buyer's, on top of the bid

One honest note. Assessed value is not a price, and it says nothing about condition. A tax-title building can need a lot of work, so call the Village office, ask what is on each property and whether you can see it, and do that before October 14.

🏠 Saskatoon is selling a tax-title house in College Park by sealed tender, and the reserve bid is $255,000.

The property is 401 Simon Fraser Crescent. The City took title for unpaid taxes and is selling it under The Tax Enforcement Act.

What the City says is there:
• A one-storey house built in 1971, 850 square feet, 2 bedrooms and 1 full bath
• A single car garage and a detached shed
• A lot of about 7,500 square feet, 50 feet wide, zoned R1A

Unlike most tax-title sales, you can see inside before you bid. The City is booking house walkthroughs by appointment on Thursday, October 15 and Thursday, October 22, and its tender package includes photos of the house.

How the tender works:
• Sealed tenders to Saskatoon Land by 2:00 p.m. on Thursday, November 5, on the City's own tender form
• The reserve bid is $255,000, so that is the floor
• A $2,000 deposit plus GST ($2,100) by certified cheque or bank draft goes in with the bid
• One bid per bidder, and no conditional bids, so no "subject to financing" or "subject to inspection"
• Bids cannot be withdrawn for 14 days after closing
• The winner signs a sale agreement within 30 days and pays in full to get possession, no later than January 4, 2027
• GST applies to the bid, and the buyer pays the title transfer fees

One honest note. The house is sold as is, with no warranties, and a bid here is unconditional. That means your financing and your look at the house both have to be done before November 5, not after. Book a walkthrough, read the City's package, and have your money arranged first.

📮 Canwood is taking tenders on 541 Main Street, and your bid only has to be postmarked by October 15, not delivered.

That is unusual. Most tenders have to be in the office by a set hour on the last day. Here the Village's notice says postmarked, so a bid mailed on Thursday, October 15 still counts.

The lot is on Main Street, one property in from the highway, in the middle of the village. It is a standard village lot of about 30 by 130 feet, and from the satellite it is open ground, gravel at the street and grass behind.

This is not a tax sale. It is a lot the Village owns and is selling by public tender, and no minimum bid is printed.

How it works:
• A sealed envelope marked "Property Tender – Lot 4 Block 01 Plan Y3516", mailed to the Village of Canwood
• Postmarked by Thursday, October 15
• A certified cheque for 5% of your bid goes in with it
• Highest or any tender not necessarily accepted
• The successful bidder has 30 days to pay the balance
• Legal costs, title transfer fees and taxes are the buyer's, on top of the bid

It is also not the only thing Canwood has for sale. The Village has five other properties with no deadline at all, on Main Street and Railway Avenue, and they are on the map too.

One honest note. The notice says the lot is sold as is and says nothing about services or what you can build, so ask the Village office about water, sewer and zoning before you bid. And if you are mailing it on the last day, get the postmark at the counter.

The listing, with the Village's notice and the lot boundary:

🏡 Six tax-title properties in two hamlets near Glaslyn are up for sealed tender, with no minimum bid, closing October 14.

The RM of Parkdale took them for unpaid taxes and is selling them under The Tax Enforcement Act. Five are in the hamlet of Fairholme and one is in the hamlet of Robinhood.

In Fairholme:
• A 30 by 130 foot lot on Main Street
• Four lots side by side on Main Street, sold as two properties: three together, and the one next to them. Bid on both and you would have about 120 by 130 feet
• A lot of about 50 by 125 feet on Railway Avenue
• The largest, a corner piece of about 0.29 acres right beside it

In Robinhood: one lot of about 0.36 acres on Main Street.

Each tender has to say which property it is for, so you can bid on one, or put in separate bids on several.

How it works:
• Sealed tenders marked "Property Tender", received by the RM by 4:00 p.m. on Wednesday, October 14
• No minimum bid and no deposit are printed
• Highest or any tender not necessarily accepted
• The successful bidder has 30 days to pay the balance
• Legal costs, title transfer fees and taxes are the buyer's, on top of the bid

One honest note. The notice lists the lots and nothing else, so it does not say what, if anything, is standing on each one, or what services reach them. From the satellite a couple look like open grass and a couple have something small on them. Call the RM office and go and look before you bid.

All six, mapped with their boundaries:
