BC Standing Inventory Data By City, Size, And Average Price
A closer look at BC’s housing market reveals a layered picture: there are currently 6,687 unsold residential units across the province, with condos making up the majority. The largest concentrations of this inventory are found in Burnaby, Vancouver, and Surrey. It’s a reminder that inventory isn’t just about smaller units—there are broader dynamics at play shaping our local market. As someone who specializes in residential real estate throughout Richmond, Vancouver, Delta, and Surrey, I keep a close eye on these trends to help my clients navigate opportunities and challenges alike.

BC Standing Inventory Reached 6.7K
The latest numbers show that BC’s standing inventory has reached 6,700 homes—5,500 of which are condos. This includes not just condos, but also townhomes and multiplex units across the province. Looking closer at Metro Vancouver and surrounding areas, Burnaby currently leads with 1,210 unsold homes. Vancouver isn’t far behind at 1,020, followed by Surrey with 798 and Coquitlam at 620. Even outside the largest markets, the inventory remains significant: Richmond stands at 396, Kelowna at 372, Langley Township at 276, New Westminster at 224, and Delta at 211. Cities like Langford, Esquimalt, North Vancouver, Abbotsford, and Chilliwack collectively add another 814 homes to the total, showing the breadth of available options provincewide. There’s a common belief that the majority of these unsold homes are studios and one-bedrooms, but the data on size and average pricing suggests a more nuanced picture. As someone focused on the Richmond, Vancouver, Delta, and Surrey markets—and with a particular interest in the luxury segment—I find it’s always important to look beyond the headlines and consider what these numbers really mean for buyers and sellers alike.

Mid-year outlook for Canada's housing market: Between correction and recovery
As someone who works closely with clients navigating the ever-changing real estate landscape in Richmond, Vancouver, Delta, and Surrey, I find the current mid-year outlook for Canada’s housing market especially interesting. Looking ahead to 2026, we’re seeing encouraging indicators: resales are on the rise, inventory levels have stabilized, and the pace of price declines is slowing. While there are still hurdles to overcome—including recent immigration cuts and higher interest rates—a modest rebound is projected for 2027. For those considering their next move in our local luxury market, staying attuned to these shifts is essential. My approach is always to keep clients informed and prepared, so they can make confident decisions every step of the way.
