Do You Defer Your Property Taxes?

Homeowners in British Columbia over the age of 55,
There are important changes that you need to know....

Goes to show the only thing you can count on is change

Your children probably don't even remember they've left their stuff in your house.

A gentle reminder is all they need.

Then they will wonder why you kept storing it in the first place.

British Columbia has changed the rules for deferring your taxes for people 55 and older.

You will now pay more for this service.

Know your numbers and plan accordingly.

Del told me how grateful she was that I sold her home.

The truth is,
I'm the one that's grateful.

She trusted me to sell her home when she was downsizing for something that fit her life better now.

She listened to my advice.
We discussed options and then made decisions that were best for her.

She responded quickly every time,
Made her home easy to show to potential buyers,
And in this market,
that is exactly what you need to do.

So here's the truth:

I am the one that is grateful

It’s Okay to Grieve

Because You Have Loved This Home.
And you can love the plan and still feel it in your chest when the For Sale sign goes up.
On paper, downsizing in the Tri-Cities makes perfect sense:
less upkeep, more freedom, and equity that finally gets to work for you by providing the life you have dreamed of.

That house held every birthday, every Christmas, every height mark on the doorframe, and a garden you swore you’d stop fussing over years ago.
So yes, there’s some denial, a little anger at the property assessment, some bargaining, and a quiet sadness that tends to show up around the third box of Tupperware lids. It’s all normal, and it usually lands somewhere better than you expected.
I’ve moved a lot over the past ten years, so I know this one personally.
So which stage are you in?
And when you’re ready to talk about what comes next, I’m here.

With Gratitude,
Gale Beck

I have met so many great people so far in my real estate career.

I'm sure I will meet many, many more

“Should I wait to sell and downsize until the market gets better?”

It’s one of the most common questions I hear,
and behind it is a MYTH:
That there’s a perfect window out there, and everyone else can see it except you.
There isn’t. Nobody rings a bell at the top of the market.

The TRUTH:
Is that waiting for “better” often means waiting indefinitely.
The market you sell into and the market you buy into usually are the same.
If your home is worth more next year, chances are the townhome or condo you want will be too.
What you gain on one side, you tend to give back on the other.

So What Matters Most?
It is not the timing of the market.
It’s whether the move fits your life right now: your home, your energy, your plans for the years ahead. If the answer is yes, that’s your window.

And if you’re not sure, let’s talk it through.

Here's what I actually wear to a listing appointment

A blazer that lives full-time in the hatch of my car, and the comfy sandals I drive in, right up until I swap them for real shoes in your driveway.
If you've ever seen me doing a small shuffle in the front seat, now you know.

Then there's the colourful scarf, which does the heavy lifting of making it all look planned. And the lint roller that lives in the dash, because somehow the blazer always finds the one fuzzy thing in the hatch.

It's not glamorous, but it works.

My car is basically a closet with a steering wheel, and that's just part of being ready for anything.

There's a particular kind of waiting that doesn't have an end date.

You've kept the guest room ready, held onto the dining table that seats ten, told yourself "when they visit" about square footage you don't actually use anymore.

But your kids are grown adults now, building their own lives — and their own families — in a different province entirely.

They're not "coming home" in the way that room is waiting for them to.
And that's not a loss.
That's just what raising people well looks like.

Downsizing isn't about giving something up.
It's about finally building a home around the life you're actually living, not the one you're braced for.

Less square footage to heat, clean, and worry about.
More room in your calendar, your budget, and your energy for visiting them, or hosting them differently when they do come.

If you've been circling this thought for a while, I'd love to help you picture what "right-sized" could actually look like for you. 🏡
