Rates just went up — and here's what it actually means for you.

The Bank of Canada raised its key rate to 2.50% on October 28, 2026, up from 2.25% — the first hike since July 2023.

The bottom line, per month: roughly $13 more for every $100,000 borrowed. That's about $65 more a month on a $600,000 home, and about $95 more on an $850,000 home (illustration only — 20% down, 25-year amortization; your lender's numbers decide it).

📰 What's New West Island — by SF Homes. The West Island's first major indoor aquatic complex is almost here! The Pierrefonds-Roxboro Aquatic Complex opens starting the week of November 9, 2026, gradually, with public swim sessions first. Inside: a 25-metre, 8-lane pool with 1-metre and 3-metre diving boards, plus a recreational pool with a wading area, slide and water play features, and a steam room. Fees, membership cards and public swim schedules have not yet been published by the City — full programs, including swimming lessons, come progressively in winter 2027. Quebec's NEW refundable tax credit refunds your transfer duties (droits de mutation):
✅ 100% of the first $5,000 — back in your pocket
✅ + 25% of the amount above that, up to $5,875 total
✅ Homes under $1M, principal residence
✅ Retroactive to January 1, 2026

And you don't have to wait for tax season — advance payments are open at Revenu Québec right now. Deadline to apply: December 1, 2026.
