As of September 21, 2026, new rules under Ontarioโs Residential Tenancies Act are officially in effect, bringing important changes for both landlords and tenants.
Key updates include:
๐ N4 Notices: The notice period for non-payment of rent has been reduced from 14 days to 7 days.
๐
Persistent Late Rent: Paying rent more than 7 days late at least 3 times within a 6-month period now meets the defined threshold for persistent late payment.
๐ก N12 Notices: Under certain conditions, landlords providing at least 120 daysโ notice for their own use may no longer be required to provide compensation or another acceptable unit.
โฑ๏ธ 60-Day Occupancy Rule: Following an applicable landlord-own-use eviction, the intended occupant is generally required to move into the unit within 60 days.
๐ ๏ธ N13 Renovations: New requirements affect communication around renovation timelines and a tenantโs right to return.
โ๏ธ LTB Hearings: Certain procedures around rent-arrears hearings have also changed.
Why is this important?
These updates affect how landlords handle unpaid rent, late payments, renovations, evictions and Landlord and Tenant Board proceedings. Staying informed helps property owners follow the correct process, reduce risk and manage rental properties more effectively.
At ADARE, we stay on top of Ontarioโs changing rental regulations so the properties we manage are handled properly and efficiently.
