September's market stats are in! 📊

Ottawa's housing market remained relatively steady in September, with 1,010 properties sold and 2,927 new listings coming to market. Compared to August, sales were nearly unchanged, while new listings increased and active listings continued to build, giving buyers more options to choose from.

Homes spent an average of 27 days on the market, down slightly from August's 29 days, showing that well-priced homes are still moving while buyers continue to have more time to make decisions.

🏡 Single-family homes had an average price of $823,449, down from August's $845,113. This segment continues to make up the largest share of Ottawa's residential market, with 535 sales recorded in September.

🏘️ Townhomes had an average price of $543,337, up from August's $529,123. September saw 329 townhome sales, with active listings continuing to give buyers more choice in this popular segment.

Overall, Ottawa continues to offer more choice and flexibility for buyers, while sellers need to be strategic with pricing and presentation. With approximately 4.8 months of inventory, the market remains balanced, although conditions can vary depending on property type and neighbourhood.
