Here’s another fun fact: Ontario already passed a law in 2020 to stop changing the clocks and stay on Daylight Saving Time year-round — but it hasn’t taken effect yet.

So for now… enjoy the extra hour! 😴

And while you’re changing the clocks, it’s a great time to test your smoke and carbon monoxide alarms and check the batteries.

DID YOU KNOW?

Even a 0.25% rate increase could change what some buyers qualify for.

The Bank of Canada’s next rate announcement is October 28.

That decision directly affects the overnight lending rate, which has the biggest impact on variable-rate borrowing.

Fixed mortgage rates are influenced more by bond yields, so they don’t automatically move with a Bank of Canada announcement. That said, fixed rates can still move in the same direction if bond yields rise.

If you’re planning to buy, here are 3 things to consider:

🏠 Get pre-approved now
Know your budget before the next rate decision.

💰 Leave room in your budget
Don’t automatically shop at the very top of what you qualify for.

📞 Talk to your lender or mortgage broker
Ask how a change in either variable or fixed rates could affect your payment and purchasing power.

Small rate changes can make a difference, especially when qualifying for a mortgage.

If you’re thinking about buying in Durham Region, knowing your numbers before you start can make the process much easier.

MYTH MONDAY
MYTH: Turkey makes you sleepy because of tryptophan.

TRUTH: It’s usually the big meal, not the turkey.

Turkey does contain tryptophan, but it’s not the main reason so many of us feel ready for a nap after Thanksgiving dinner.

A large meal — especially one loaded with carbs, fat and dessert — is usually the bigger culprit.

So go ahead and enjoy the turkey. 😄

Wishing you and your family a very Happy Thanksgiving! 🦃🍂

September brought more choice to the Durham Region market.

🏠 525 sales — down 7.6%

📅 31 days on market
📈 1,840 new listings — up 29%

The biggest story is inventory. Buyers have more options, and sellers have more competition.

MYTH MONDAY

MYTH: Closing vents in unused rooms saves money.

TRUTH: Closing too many vents can reduce airflow and make the system work harder.

It sounds logical — close off the rooms you’re not using and send the heat somewhere else.

But most forced-air systems are designed to move air throughout the whole home. Closing several vents can increase pressure in the ductwork and reduce airflow, which can make the system less efficient.

With heating season starting up, it’s a good reminder that sometimes trying to “save” energy can do the opposite.

FUN FACT FRIDAY

A very strong El Niño is developing for winter 2026–27, with NOAA currently putting the chance at over 90%.

El Niño can influence winter weather patterns across North America, including Canada, but it does not automatically mean Durham will have a mild or snow-free winter.

So while you may hear plenty of “mild winter” predictions over the next few months, I wouldn’t put the snow shovel away just yet. 😄
