Across Moncton & Area, the average residential sale price reached $367,626, with 6.9 months of inventory and a median of 51 days on market.

A closer look across the region:

• Dieppe average price: $392,089

Sackville August Market Update 📊💜🏡

August showed a shift in the Sackville market, with fewer new listings, a slower sales pace, and homes taking longer to sell compared to July.

• Active listings sat at 36, down 14.3% month over month.

• New listings decreased to 6, down 71.4% month over month, with significantly fewer homes coming to market.

• Sales activity dipped to 9, down 25.0% month over month.

• Median days on market increased to 70.0, up 218.2% month over month, indicating homes took longer to sell in August.

• The average price was $292,311, down 6.8% month over month.

• Months of inventory rose to 4.0, up 14.3% month over month, providing buyers with a little more breathing room.

Our August Market Snapshot is here 🏡☀️

August brought a noticeable shift across Greater Moncton, with fewer new listings and slower sales activity overall, while inventory levels continued to build.

✨ Moncton & Area saw active listings edge higher, while new listings and sales activity declined month over month. Months of inventory increased to 6.2, giving buyers more selection, while average price softened slightly.

✨ City of Moncton remained relatively active, with sales increasing despite fewer new listings. Active inventory was largely stable and average price edged higher, while homes spent longer on the market compared to July.

✨ Dieppe experienced the biggest shift in conditions, with active listings and months of inventory increasing significantly while sales activity declined. Average price softened, and homes took longer to sell month over month.

✨ Riverview saw fewer new listings and lower sales activity, while active inventory remained unchanged. Months of inventory increased to 4.0 and average price declined, with homes also taking longer to sell.

Overall, August points to a market offering buyers more breathing room, with higher inventory levels and a slower pace in several areas. For sellers, pricing and positioning remain increasingly important as buyers have more choice.
