Just because you're approved for a $500,000 mortgage, doesn't always mean you should buy a $500,000 house.

A pre-approval tells you what a lender thinks you can handle on paper. It doesn't account about the rest of your life. Things like travel, kids, date nights, hobbies, being able to save for a rainy day or covering an unexpected car repair without going into a panic.

There's the maximum number you can afford (on paper) and then there's the number that lets you afford the house AND leaves room to breathe. That's the number we need to work with.

Once we have that number, we can find a house that fits.

You say what you need to say and the conversation goes better than you've rehearsed it in your head?

When we ask ourselves 'What If' we very often get stuck coming up with the worst case scenarios. But what happens when we 'What If' the good stuff?

It can change how you show up, the choices you make, the chances you're willing to take and, yes, sometimes even the outcome.

The point isn't to ignore what could go wrong. It's to understand that's not the only possibility worth considering. If you're going to ask 'What if' anyway, make sure you're giving the good stuff just as much consideration.
