📢 Bank of Canada raises its key interest rate to 2.50%

Today the Bank of Canada raised its policy rate by 25 basis points, from 2.25% to 2.50%. It is the Bank's first rate increase since July 2023.

Why now? In the Bank's words, the hike is meant "to reduce the risk that elevated energy prices could spill over and become generalized inflation." Higher oil prices from the conflict in the Middle East are pushing up costs for families and businesses.

🏦 Big-bank prime rate: Canada's big banks' prime rate is expected to move from 4.45% to 4.70%.* Prime is set by each bank, not by the Bank of Canada, but it usually follows the Bank's move.
*As of October 28, 2026, the big banks have not officially announced this change. They usually do within one to two days.

What it means for you:
🔹 Variable-rate mortgage: your payment or the interest portion may go up
🔹 HELOC or line of credit tied to prime: your interest cost may rise
🔹 Fixed-rate mortgage: no change until your renewal
🔹 Renewing soon: your renewal options may look different than they did a few months ago

🔎 What's next, in the Bank of Canada's words:
🔹 "There could be a need to raise the policy rate further, but given the uncertainties, we will proceed carefully."
🔹 Inflation is "expected to rise to about 3½% by year end," then return "close to the 2% target by the middle of 2028."
🔹 Future decisions will be taken "one meeting at a time."

📅 Next rate decision: December 9, 2026
📅 Next Monetary Policy Report: January 27, 2027

✅ 3 smart moves right now:

On a variable mortgage or HELOC? Check your new payment and your budget.

-Renewing in the next 6 to 12 months? Start early and compare your options.

-Buying soon? Get pre-approved (OAC) so you know where you stand.

📊 Canada's inflation ticked up to 3.1% in September (from 3.0% in August). Economists expected 3.2%, so it came in a little cooler than forecast 👀

⛽ The headline
🔹 Gas prices were up 27.8% from a year ago
🔹 Take gas out and inflation was 2.2%, down from 2.4%
🔹 The Bank of Canada's favourite core measures both eased: CPI-trim 1.8%, CPI-median 1.9%

🛒 What drove it
🔥 Fuel oil +57.8%, which hit Atlantic Canada hardest
🏠 Rent +2.8% (same pace as August), and shelter overall +1.8%
🥦 Groceries +1.7%, the smallest yearly rise since May 2024
🏦 Mortgage interest costs −0.2% from a year ago
📍 Ontario had the lowest rate of any province at 2.5%. P.E.I. (5.7%) and Nova Scotia (5.6%) were the highest

⚖️ The mortgage angle
This was the Bank's last inflation report before its Oct 28 decision. As of Oct 19, markets were pricing about a 78% chance of a hold and 22% odds of a hike (BankofCanadaOdds.com). These are market odds, not a prediction or a guarantee, and the Bank decides independently.

Canada just lost 68,000 jobs in September. 📉 Here's what it could mean for your mortgage.

👉 The headline: This is the second drop in a row, after August lost 42,000. Unemployment rose to 6.5%, and economists were expecting a gain of about 9,200. Participation fell to 64.8%, the lowest since 1997 outside the pandemic.

👉 Who and where: About 7 in 10 of the lost jobs were young people aged 15 to 24. Education, health care and manufacturing all shed jobs. Ontario dipped by 20,000, but unemployment here held at 7.0%, almost a full point better than a year ago.

👉 The rate angle: This was the Bank of Canada's last jobs report before its October 28 decision. Capital Economics says two weak months make an October hike unlikely unless September inflation comes in hot. RBC says not to over-read it, since youth job losses are partly seasonal. As of today, markets lean toward a HOLD, at about 61% hold versus 39% hike.

📅 Next to watch: September inflation, out October 19.

📉 Canada's Rental Market Hits an Inflection Point
After years of tight supply, the rental market is finally softening. New construction is ramping up, and landlords in major cities are adjusting.
Asking rents are declining. Vacancies are lasting longer. Incentives like free rent and move-in credits are back in play.
Key Stats:

> 20th consecutive month of year-over-year asking rent declines nationally
> 2x the 10-year average rental units under construction
> 4.7% year-over-year decline in average Canadian asking rents (May 2026)

Great news for renters. A new reality for landlords.
