The Bank of Canada 𝐫𝐚𝐢𝐬𝐞𝐝 𝐢𝐭𝐬 𝐤𝐞𝐲 𝐢𝐧𝐭𝐞𝐫𝐞𝐬𝐭 𝐫𝐚𝐭𝐞 𝐭𝐨 𝟐.𝟓𝟎% today. 📣

After nearly a year at 2.25%, rates are moving up.

With inflation rising, the Bank has decided to increase its overnight rate by 0.25 percentage points.

So what does that actually mean for the housing market?

𝐅𝐨𝐫 𝐛𝐮𝐲𝐞𝐫𝐬, higher variable borrowing costs can affect how much you qualify for and what your monthly mortgage expenses look like. If you’re currently shopping for a home, it’s worth reviewing your numbers before making an offer.

𝐅𝐨𝐫 𝐬𝐞𝐥𝐥𝐞𝐫𝐬, higher borrowing costs may put additional pressure on buyer affordability. That doesn’t mean buyers disappear, but it does mean pricing your property based on current market conditions is important.

It’s also worth remembering that a Bank of Canada increase doesn’t automatically mean every mortgage rate rises by the same amount. Fixed mortgage rates are influenced by different factors.

One announcement doesn’t determine how every property will perform.

Available inventory, recent sales, neighbourhood demand, and pricing continue to influence the outcome.
