Oct 28 rate decision: a hold is back in play 🏑

September inflation came in at 3.1% today, but core inflation eased β€” median at 1.9% and trim at 1.8% β€” with no broadening, even as energy pushed the headline up.

That's why markets are now pricing about a 78% chance the Bank of Canada holds at 2.25% on Oct 28, with December still live if energy stays high. TD Economics put it simply today: "no jump scares" in September.

Buyers: stability helps planning. Sellers: pricing still matters. Renewing soon? Get your paperwork ready now β€” DM me if you want to talk timing.

Buyers have leverage β€” but not unlimited choice 🏑

September's GTA numbers point to buyer's territory: the sales-to-new-listings ratio was about 37.5% to 37.8% for the GTA, below the 40% to 60% range that usually signals a balanced market.

Sellers pulled back too β€” TRREB reported new listings fell 14.4% to 16,500 in September, and active listings dropped 9.3% to 26,131.

That means well-priced homes still move, and buyers shouldn't assume every listing will sit. Want help reading what this means in your neighbourhood? DM me and let's look at it together.

πŸ‚ As the nights get colder here in the GTA, mice start looking for a warm place to spend the winter β€” and a mouse can squeeze through a hole as small as a dime.

This week I'm doing a slow lap around the house checking the spots we forget: gaps around pipes and vents, small cracks in the foundation, and the seal under the garage door. A little copper mesh, steel wool, and exterior caulk now can save a much bigger headache (and bill) later.

It only takes about 20 minutes, and it's some of the cheapest fall maintenance there is.

πŸ“Š A big jobs number just changed the rate conversation.

Canada lost 68,300 jobs in September, and unemployment rose to 6.5%. Economists who were talking about a possible rate hike are now almost unanimous: the Bank of Canada holds at 2.25% on October 28, likely through year-end.

For GTA buyers and sellers, that means a steadier rate backdrop heading into the fall market β€” with one date to watch first: inflation numbers land October 19.

Thinking of making a move while rates sit still? DM me and let's run your numbers. πŸ“©

πŸ¦ƒ Thanksgiving PSA for everyone cooking this weekend: never pour turkey grease down the drain.

Hot grease looks liquid, but it hardens inside your pipes as it cools β€” that's how holiday weekends turn into emergency plumber calls.

Pour it into an old can or jar, let it solidify, and toss it in the garbage. Your pipes (and your wallet) will thank you. πŸ™

Happy Thanksgiving, everyone!

πŸ“Š Rate watch, with the Bank of Canada's next decision coming Oct 28.

The policy rate is holding at 2.25% β€” seven straight holds β€” but fixed mortgage rates have been climbing as bond yields hit 52-week highs. Five-year fixed is around 4.59% now, while variable sits near 3.45%.

Translation: if you're buying with a fixed rate, waiting could cost you. And with inflation sitting near 3%, a hike isn't off the table.

πŸ“Š September market update, GTA.

TRREB's September numbers are in: 5,040 homes sold across the GTA β€” down 9% from last year. New listings fell 14.4% to 16,500, the benchmark slipped 4.7%, and the average price eased to $1,006,409, down 5.1%.

The story: buyers are in a holding pattern, waiting on the economy and borrowing costs β€” but thinner listings plus real pent-up demand means conditions could tighten fast.

If you've been waiting for the right moment, let's talk about what these numbers mean for you. DM me anytime. 🏠

πŸ”₯ When did you last clean your dryer vent?

Lint buildup is one of the top causes of house fires, and a clogged vent makes your dryer work twice as hard on every load. Pull the dryer out, vacuum the hose, and check the outside vent flap opens freely.

Twenty minutes, once a year. Your dryer (and your hydro bill) will thank you.

Feel a chill sneaking in around your windows or doors? πŸ₯Ά That draft is money leaking out β€” weatherstripping or caulk is one of the cheapest fixes in your whole house, usually under $20 and an hour of your time. Your furnace works less, your bills drop, and the house just feels better. Walk around with a lit candle on a windy day β€” where it flickers, you have got a leak. Small fix, big comfort.

πŸ‚ Quick fall reminder, homeowners: when did you last change your furnace filter? A clogged filter makes your system work harder, pushes heating bills up, and can shorten its life. Swap it now before the first real cold snap β€” five minutes and a few dollars. And if your furnace hasn't been serviced in a year, book a tune-up before technicians get slammed in November. Your future self (and your wallet) will thank you. 😊 What's on your fall maintenance list? Drop it below!
