🏡 SOLD & CLOSED | A Strategy That Paid Off 🔑
CONGRATULATIONS to my amazing clients on selling and closing their home within a month, in a challenging market. 🙌
This one came with a serious time crunch. My clients had already purchased their next home, making the sale of their current property before closing critical. Our goal was to maximize their return, negotiate the right terms, and close quickly enough to avoid a bridge loan.
Before the home hit the market, I personally visited competing listings and spoke with listing agents to understand the market, competition, and our position. We launched with a strategic pricing and marketing plan. After the first week brought fewer showings than expected, we reassessed and adjusted pricing. The results were immediate. 🔥
Showings surged, multiple buyers came through, leading to a bidding night. Several offers came in early, but none met our expectations. We stayed patient, stood firm on the value, and continued negotiating.
I revisited earlier offers, understood buyer motivations and negotiated strategically. The result? A sale well over asking and one of the area’s highest prices in a long time. 💰
But the price was only part of the win. I negotiated a shorter closing with minimal conditions, allowing my clients to close sooner without bridge financing. This potentially saved thousands in carrying costs, putting more money back in my clients pocket.
Throughout the process, communication was constant and my clients were informed every step of the way.
The first plan doesn’t always work. You have to know when to PIVOT, ADJUST and ADAPT. The difference is having an agent who recognizes when change is needed, adapts quickly, understands the market, knows how to position the property, and FIGHTS FOR THE OUTCOME their clients deserve.
