The rate call starts tomorrow.

Monday, October 19 is one of the busiest data days on the Bank of Canada's calendar. Three releases land together: the Business Outlook Survey, the Canadian Survey of Consumer Expectations, and September CPI from Statistics Canada.

Together they give the Governing Council its final picture before the October 28 rate decision. Markets currently put the odds of the policy rate holding at 2.25% at about 76% (WOWA Canada). Those are market-implied odds, not a certainty, and Monday's numbers can move them.

Why it matters for commercial real estate: the rate path feeds directly into borrowing costs, cap-rate expectations and refinancing timelines.

The storm passed. The questions didn’t. ⛈️

On October 14, the Insurance Bureau of Canada estimated C$563 million in insured losses from the September 2–3 storms across the GTA and southern Ontario. That figure covers all property types, not just commercial, but the lesson for CRE owners, buyers and tenants is clear: resilience has to be checked building by building.

Before you buy, renew or sign, ask:
✅ Is there any unresolved damage or an outstanding claim?
✅ What do the loss history and repair records show?
✅ What are the actual premium, deductible and exclusions, rather than an assumed regional increase?
✅ Who carries business interruption risk under the lease?

On a live deal, settle these questions before your conditions expire.

A regional loss number can’t tell you the risk of a specific building. Due diligence can.

📩 Thinking about an acquisition, renewal or lease along the 401 corridor? Let’s review it together.

The foreign buyer ban is coming to an end. Is your timing right?

Canada’s federal ban on foreign buyers of residential property is set to expire on January 1, 2027, unless Ottawa extends it. It applies nationwide, from Toronto and Vancouver to Ottawa, Calgary, Halifax and Durham Region.

Here’s why that matters. If the ban lapses or is loosened, international buyers could re-enter the market alongside local buyers. More buyers competing for the same limited supply of homes and condos could add upward pressure on prices, especially for new condos and in-demand urban neighbourhoods.

Expect a lot of debate over the next few months as Ottawa decides what comes next. Analysts are already weighing an Australia-style approach, where foreign buyers are allowed back for new builds and redevelopment.

What it means for you:
• Buyers: today’s market may be quieter than it will be after the decision. Know your numbers now.
• Sellers and investors: a wider buyer pool could strengthen demand. Plan your timing.
• Everyone: provincial taxes on foreign buyers, like Ontario’s 25% NRST, stay in place either way.

Buying? Get ahead of the shift. Call or text me at 647-773-3438.

What if the recovery takes longer than your property plan assumes?

TD's September 29 outlook describes a modest housing recovery that depends partly on easing bond yields.

Our five-slide carousel turns that context into practical questions for owners: Can your cash flow absorb a higher renewal rate? What happens if a space stays vacant longer? Have you budgeted for leasing costs and a slower rent-growth scenario?

These are Bas/sell planning considerations. Housing forecasts are not commercial property valuations. Check current local leases, tenant demand and comparable transactions.

A softer jobs market is a reason to take a closer look at your property plans.

Statistics Canada reported 68,000 fewer people employed in September and a national unemployment rate of 6.5%.

Our Bas/sell takeaway: check tenant strength, upcoming renewals and whether your cash flow can handle a longer vacancy. If you’re expanding your business, test the space commitment against realistic revenue expectations.

Toronto’s office market posted another positive quarter.
CBRE reports that Toronto recorded more than 500,000 sq. ft. of net absorption during Q3 2026. Downtown vacancy fell 90 basis points, while sublease space declined by approximately 500,000 sq. ft. Demand remains strongest in better-quality buildings.
CBRE Canada +1
Tenants should begin their searches early and compare the complete occupancy cost. Owners of older properties should examine upgrades, amenities and market positioning before assuming the broader recovery will reach their buildings.

The building is leased. But how dependable is the income?

Before buying a commercial property, look beyond the advertised rent:

• Check payment history.
• Review when leases expire.
• Understand upcoming repairs.
• Allow for vacancy and leasing costs.

Our view: the most useful conversation isn’t just “What does it earn?” It’s “What could change those earnings?”

Could better transit change where your business belongs?

Mississauga’s September 3 infrastructure announcement includes planned downtown transit improvements. Funding remains subject to agreements and due diligence.

For business owners, the useful question is practical: could the changes make your location easier to reach—and what disruption might come first?

Look beyond the headline. Check project timing, customer access and the surrounding competition before choosing your next space.

Thinking about a move? Let’s talk.
