Toronto, Vancouver housing still hugely desirable despite recent challenges
Even with the recent hurdles, it’s clear that Toronto and Vancouver remain some of the world’s most sought-after places to call home. These two cities currently rank 20th and 24th globally, thanks to their strong, resilient economies. However, those same dynamic markets come with a challenge many of us feel first-hand—high housing costs are impacting quality of life scores and making affordability a real concern. For Canada to turn the tide, we’d need to see 430,000 to 480,000 homes built every year—a goal we haven’t yet achieved. As someone who lives and works in the GTA, and as both a real estate agent and investor, I see the daily impact of these numbers on buyers and sellers alike. My focus is always on helping you navigate these realities, whether you’re searching for your dream home or aiming to achieve the best outcome on your sale. The market may be challenging, but with the right guidance, your real estate journey can still be a rewarding one.

GTA new single-family home sales surge 246% in July as Ontario's expanded HST rebate drives buyers back to market
Exciting news for GTA home buyers and sellers: single-family home sales jumped an impressive 246% in July! This surge comes as Ontario’s expanded HST rebate and attractive builder incentives are sparking fresh interest in the market, even as prices have dipped by 8.5%. While new condo sales are still lagging due to tighter rebate rules, it’s clear that support programs are making a real difference for families looking to move. In my experience as a realtor and investor in the GTA, these shifts highlight how important it is to stay informed about evolving incentives. Whether you’re hoping to move into your dream home or maximize value as a seller, understanding your options—including automating savings, keeping debt in check, and tapping into local affordability programs—can play a big role. Every market move opens new doors, and I’m proud to help clients make the most of these opportunities.

Can Toronto Finally Turn the Corner in 2027?
Looking ahead to 2027, many in Toronto are asking: Is this the year our real estate market finally shifts gears? After a long period of correction, we’re seeing more listings on the market, which is giving buyers some much-needed negotiating power. According to TD, Ontario’s housing market should find its footing as 2027 unfolds, with conditions expected to gradually improve after a softer 2026. Lower borrowing costs are likely to help transactions pick up, but it’s important to keep an eye on the condo supply, which will still play a big role in shaping the market. Price stabilization is on the horizon before we see a stronger recovery—so while we may not return to the rapid growth of the pandemic years overnight, there are signs of solid progress ahead. As someone who has experienced the ebb and flow of the GTA market as both an agent and an investor, I know how to help you navigate these changes—whether you’re dreaming of your next move or considering the best time to sell. The journey to your next home is always unique, and I’m here to guide you every step of the way.

Toronto Ranks 20th Worldwide
Toronto has once again secured its place on the world stage, ranking 20th out of 1,000 global cities in the 2026 index. This top-25 position is a testament to our city’s robust economy and talented population—two things I see reflected every day working with buyers, sellers, and investors across the GTA. However, the index also highlighted an ongoing challenge: housing affordability. Toronto’s median multiple sits near 7.5, putting us among the least affordable major markets surveyed that year. Residents here are spending a large share of their income on housing, more so than almost any other global city. This is a concern I discuss often with clients, as supply remains tight and housing starts are expected to slow even further through 2026. Despite Toronto’s strengths, the affordability gap is real and influences every move in our market. Navigating these complexities takes local experience and a people-first approach—something I bring to every real estate journey, whether you’re searching for your dream home or looking to make a strategic move.

Toronto launches building permit application pre-check to speed up reviews
Staying ahead of the curve in Toronto real estate means keeping an eye on the latest updates that can make your buying, selling, or investing journey smoother. Toronto has just introduced an AI-powered pre-check tool for small residential building permit applications. This new system gives real-time feedback on missing details, zoning, or code issues, which should help reduce the back-and-forth and speed up the overall review process. The pilot will run for a year, and while this might seem like a behind-the-scenes update, it’s a great step toward making home renovations and improvements less stressful for everyone involved.

As someone who has navigated the complexities of the GTA market—both as an agent and an investor—I know how valuable every saved day can be when you’re ready to move forward with your next dream home or investment property. I always keep my clients informed about changes like these because even small improvements in the process can have a real impact on your experience.

In 10 Toronto Resales Fell Below Purchase Price
It’s no secret: some Toronto homeowners who purchased at the market’s peak are now seeing resales fall below their original purchase price. As someone who’s both a real estate agent and investor, I know this can feel daunting. But it’s important to remember that selling below purchase price doesn’t always spell mortgage trouble—if you’ve built up enough equity, you can still repay your loan and move forward confidently. For many freehold owners, holding onto your property a bit longer or investing in thoughtful renovations is becoming a preferred strategy, especially when considering factors like potential sale loss and that second land transfer tax. If you’re thinking of selling, the first question to ask yourself is whether it’s truly necessary right now. In today’s market, buyers are guided by current value, not what was paid at the peak, so setting realistic expectations and leading with empathy can make all the difference. With my experience navigating the GTA market, I’m here to help you weigh your options and find the approach that fits your needs best.

Toronto Home Prices Slip Below $1M
Toronto home prices have just dipped below the $1M mark, with the average sale coming in around $993K—about 3% less than last year. For many hopeful buyers, this slight drop has brought a bit more breathing room. But with new listings down roughly 14% (just 12.1K homes came to market), options are tightening. Over 5,000 homes were sold recently, which is about 2% fewer than the same period last year. This reduced selection means buyers have less to choose from, and competition could heat up, potentially stabilizing or even supporting prices. The current mortgage landscape and encouraging economic signs have helped with affordability, though concerns about trade, inflation, and future borrowing costs are making some households pause. If inventory keeps tightening and prices start to rise again, buyers may move quickly—while stronger seller conditions could entice more homeowners to list. As someone who navigates the GTA market daily, I know how quickly these shifts can impact both buyers and sellers. Whether you're dreaming of your next move or considering your options, understanding these trends is key to making the right decision at the right time.
