Ontario's Regional Housing Picture Varies
One of the things I’ve learned in real estate is that every community truly has its own story—and that’s especially true in Ontario. Recent insights highlight Northern Ontario cities like Sudbury, Thunder Bay, Kenora, and Sault Ste. Marie as vibrant sellers’ markets, standing firm even when the broader housing outlook feels uncertain. While some areas face challenges, these Northern communities continue to demonstrate resilience and strength.

What does this mean for families and individuals considering a move? It’s a reminder that every neighborhood is unique, with its own rhythms and opportunities. There isn’t one single market narrative that fits all. Comparing cities and neighborhoods thoughtfully is so important—because where you live is about so much more than numbers. It’s about finding that place where your own hopes, needs, and memories can flourish.

No matter the market trend, I believe in listening closely and making sure your next chapter is guided by care and clarity.

Affordability remains a drag – but CEO says Canadians still aspire to own a home
Even with affordability posing real challenges, the dream of homeownership is still alive and well for many Canadians. I see it every day—families willing to relocate or adjust their spending just to make a house their own. The latest numbers reflect this determination: about 32% of markets are tipping in favor of buyers, and while home sales have slowed in 81% of areas, prices have actually risen in 56%. It’s a complex picture, and recovery looks different from one region to the next. Through all this, what stands out to me isn’t just market stats—it’s the resilience and hope people bring to their search for a home. For me, real estate isn’t about transactions; it’s about being there for my clients as they pursue places where memories are made and futures are built.

🏡 Thinking of buying a home in Ontario? Here are 3 smart tips to help you buy with confidence! 🔑

đź’° 1. Know Your Budget
Get pre-approved and understand what you can comfortably afford. Remember to consider property taxes, monthly payments, and other ownership costs.

🤝 2. Negotiate with Confidence
The right strategy matters! Depending on the property and market conditions, some sellers may be open to negotiating the price or terms.

❤️ 3. Buy When You’re Ready
Don’t stretch your finances or wait for the “perfect” interest rate. Buy when you’re financially prepared and confident in your decision.

✨ Your home should be a place of joy—not financial stress.

Oakville Market Tilts Toward Buyers
Oakville’s real estate landscape is shifting, and I’m finding more opportunities for buyers in today’s market. Over the past year, we’ve seen the average price for single-family homes dip by about 2% to $1.86M, while condos, co-ops, and linked homes have softened by nearly 6%, now averaging $865K. Interestingly, single-family home sales have climbed by roughly 19% to 929 units, yet condo, co-op, and linked-property sales are down about 11% to 636. Across the board, listings have tightened, making the search for the right home more focused and intentional.

With around five months of inventory, there’s negotiating space for buyers, but saving for a down payment is still the biggest challenge I hear from families every day. One positive change: a recent tax rebate has helped make homeownership a bit more attainable—drawing new buyers and investors, and especially influencing pricing in the condo segment.

Looking ahead through the rest of 2026, experts anticipate that average sale prices in Oakville will remain steady or rise just 1% compared to 2025, with the number of sales expected to increase by 3%. For me, real estate is always about the people behind the numbers and helping families feel confident, informed, and cared for at every step of their journey.

Local real estate numbers for September
September’s real estate numbers reveal a market in gentle transition, each community moving at its own pace. In Hastings County, 140 homes changed hands at an average price of $516,000. Northumberland County saw 118 sales, with prices dipping slightly to $635,000. Meanwhile, Prince Edward County experienced a 26% price increase, with 30 sales averaging $856,000.

Behind every number is a story—a family settling in, a dream taking shape, or a new chapter unfolding. I find it so important to look beyond the statistics, recognizing what these shifts mean for the people and lives at the heart of our communities. Whether you’re navigating your first move or planning the next step for your family, my goal is to ensure your experience is clear, honest, and reassuring—every step of the way.
