Riverbend, London, Ontario, tells a very different story than the rest of the city, with only 21 homes for sale and 7 sales in September 2026.

September 2026 data shows supply contracted to 3.0 months of inventory (down 50% from last year), with sellers securing 96.9% of their asking price and benchmark prices ranging from $567,200 for luxury townhomes to $875,900 for two-storey executive homes. For Buyers:

While the broader London market gives you room to negotiate, Riverbend remains tight.

However, two-storey executive benchmarks have eased 6.3% year-over-year, creating realistic opportunities to buy without bidding wars.

For Sellers Rightsizing: High-demand one-floor homes in the Riverbend Golf Community held steady at an $819,500 benchmark, with homes across the neighbourhood selling in a median of 24 days (10 days faster than London).

In a micro-market of just 7 sales, overpricing stalls your move today.

With 94 homes for sale and only 15 sales last month, Oakridge, London, Ontario, offers buyers a rare window of opportunity while demanding strict pricing discipline from sellers.

September 2026 data shows an inventory-heavy market where buyers negotiated sale prices down to 90.4%-96.8% of the asking price, with prices ranging from $507,667 in Oakridge Acres to $865,000 in Hazelden.

For Buyers: In pockets like Oakridge Acres (9.3 months of inventory) and Oakridge Crossing (6.4 months), you now have the time, selection, and leverage to negotiate without competition.

For Sellers Rightsizing: High-demand executive pockets like Hazelden remain tighter at 2.7 months of inventory, but across the rest of the neighbourhood, homes are taking 19 to 49 days to sell.

Overpricing today simply hands your leverage directly to the buyer.

The Two Sides Of Every Real Estate Coin (Transaction)

Every real estate transaction has two sides: a buyer and a seller.

On both sides of the transaction, interlopers, fear-mongers, lawyers, lenders, home inspectors, and appraisers bombard you with noise.

Then come the uninvited opinions of parents, children, the next-door neighbour, the coworker, the know-it-all at the golf course, and the social club busybody.

When you let outside noise influence your decisions, you risk your wealth. Industry data shows that emotional decision-making and stalled negotiations can cost participants 5-7% of a property's value—either by leaving money on the table or by causing a buyer to miss out and ultimately overpay elsewhere.

To illustrate the stark realities of buying or selling a home, I have prepared two case studies:

Case Study 1: The home seller who prices their home correctly, shows it well, and receives a lowball offer. Focused on preserving their net worth, the seller holds firm on their price and refuses to even counteroffer.

Case Study 2: The home buyer who puts in a low offer on an overpriced home, only to find the seller and their Realtor not being too happy.

After reviewing these breakdowns, you can take sides, agree, disagree, or ignore them completely.

But here is the undeniable truth of every successful transaction: at the end of the day, both the buyer and the seller agree to the transaction; you decide and live with it. There is always a price to pay; pay it now or pay it later.

Happy or sad, remorse or satisfaction, you move on.

Here are the two market breakdowns:

Lambeth home sales averaged $774,551 in September 2026—$163,042 more than Greater London ($611,509).

Inventory climbed to 12.9 months across 181 active listings, and correctly priced homes secured 99.7% of the asking price in a median of just 22 days.

Headline averages never tell the whole story on your street.

In Lambeth right now, buyers have options on paper: with 181 active listings and only 14 closed sales last month, months of inventory climbed to 12.9 (compared to London’s 5.9 months), and the sales-to-new-listings ratio slowed to 17.7%.

Yet, accurately positioned properties are moving fast:

Average sale price held strong at $774,551, outperforming Greater London ($611,509).

Homes that sold closed at a disciplined 99.7% of list price.

Median days on market was just 22 days—12 days faster than the London median of 34 days.

The real story is property style:

Two-storey homes adjusted 4.2% lower year-over-year to an $874,100 benchmark.

One-storey bungalows gained 2.0% year-over-year to a $717,500 benchmark.

Why the split? Mature homeowners are actively safeguarding their home equity by moving from stairs and yard maintenance to single-floor living, without leaving the community.

If you plan a move or rightsizing your lifestyle in the next 6 to 24 months, the numbers don't lie. Street-level data protects your equity.
