If you’ve been wondering whether the market is starting to shift, October gave us a few things to look at. 🍂
As we move further into fall, the pace of the market has eased slightly. Maybe you’re still thinking about making a move before the end of the year, or perhaps you’re taking your time and waiting for the right opportunity. Either way, here’s what’s happening in London + St. Thomas right now:
🔑Fewer homes are hitting the market. New listings dropped 11.52% to 1,429, giving buyers a little less new inventory to choose from than in September. Sales also dipped slightly, with 557 homes sold, down 0.71% from last month.
👉Prices softened. The average sale price came in at $601,289, down 1.67% from September. While it’s a small step back, it’s a good reminder that every neighbourhood and property is different, and local market conditions matter when planning your next move.
⚖️ And the market is still fairly balanced. Months of inventory edged down to 5.8 (-1.69%). That means the overall supply of homes has tightened slightly, even with fewer new listings and sales taking place.
🤷🏻♀️So what does it all mean? The market is moving at a slightly quieter pace, but opportunities are still there for both buyers and sellers. Buyers can take time to find the right fit, while sellers can stand out with thoughtful pricing and effective marketing.
Whether you’re thinking about buying, selling, or simply keeping an eye on what’s happening, the best move is the one that fits your life, and I’d love to help you figure that out. 💛
