Big changes are coming to Ontario’s rental laws — is your lease ready? 🏠🔑

Bill 60 received Royal Assent late last year and it’s rolling out in stages through 2026. If you’re a landlord or tenant in Ontario, these updates directly affect how notices, hearings, and evictions work at the LTB.

📅 Sept 21, 2026 — N4 non-payment notice shrinks from 14 days to 7 days

📅 Sept 21, 2026 — N12 compensation waiver for landlords giving 120+ days’ notice on landlord’s-own-use evictions

This one surprises a lot of people. 👀👇

Did you know that in Ontario, a landlord is only legally permitted to collect first and last month's rent at the time of move-in?

Security deposits are not allowed under the Residential Tenancies Act. No damage deposits. No pet deposits. No extra cushion "just in case."

If you are a tenant who has been asked to pay one, or a landlord who has been collecting one, this is your reminder that it is not permitted under Ontario law.

This is exactly the kind of thing that gets landlords into trouble at the LTB without even realizing it. The rules in Ontario are specific and the consequences for getting them wrong can be costly.
