Your home inspection is important. But by the time you get there, you're often emotionally attached or already in a bidding war.
That's why we check these things at the first showing.

A few questions we always ask the listing agent:
What are the average monthly utility bills?
Are any appliances or equipment rented?
When were the roof, furnace and windows last replaced?
Has the basement ever had water?
Is there a Seller Property Information Statement? It's not required in Ontario, but asking tells you a lot.

None of these are automatic deal-breakers. A rented water heater or an older roof just changes what the home is really worth to you. And that's information you want before you write an offer, not after.

Which one had you never heard of?

Let's run the real numbers on a $700K home.
20% down: $140,000.
Minimum down: about $45,000. That's 5% on the first $500K and 10% on the rest.
That's a $95,000 difference. For most first-time buyers, that's years of saving.
The tradeoff with less than 20% down is mortgage default insurance. At this down payment, the premium is about 4% of your loan, so roughly $26,000 added to your mortgage, plus about $2,000 in PST paid on closing.
A few more things that can help first-time buyers:
FHSA: save up to $8,000 a year, up to $40,000 total, tax-free for your first home.
RRSP Home Buyers' Plan: withdraw up to $60,000 from your RRSP for your down payment.
30-year amortization: first-time buyers with an insured mortgage can stretch their payments to lower the monthly cost.
Is 20% down better? It can be. Is it required? No. The right answer depends on your budget, your timeline and how much rent you'd pay while you keep saving.
If 20% has been holding you back, let's run your actual numbers. You might be closer than you think.

Negotiating a home is so much more than going back and forth on a number.

Before we ever respond to an offer or a counter, we're asking questions. Why is the seller moving? Have they already bought somewhere else? Has the price dropped before? Every answer tells us how much room there really is and what matters most to the other side.
Sometimes the best move isn't a lower price. It's a closing date that solves the seller's problem, or dropping a condition you don't really need. That's how you get a better deal without anyone walking away frustrated.

And honestly, one of our favourite parts of the job is being the buffer. You never have to be the one saying no to someone's face. That's what we're here for.

Have a question about how negotiating works? Drop it below and we'll answer it.

Your down payment gets you the keys. These costs get you to closing day.

On a $700K home in Kitchener-Waterloo, closing costs can easily land between $15K and $20K. The biggest one is land transfer tax. KW doesn't charge a municipal land transfer tax like Toronto does, but you'll still pay the provincial one. If you're a first-time buyer, you can get up to $4,000 of it back.

The one that surprises people most? If you put less than 20% down, your mortgage insurance gets added to your loan, but the 8% PST on that insurance has to be paid in cash on closing. On a typical first-time purchase, that's about $2,000 nobody mentioned.

Three things to do before you start booking showings:
Get a quote from a real estate lawyer.
Ask your mortgage broker for a full closing cost estimate, not just your monthly payment.
Keep a separate savings bucket just for closing.
Save this, and send it to anyone buying in the next year.
