After a really slow start to 2026, it’s hard to believe these 20 sales all happened in the past six months.

Looking back at these homes, I’m reminded of the people behind each one. The decisions, the changes, and the new beginnings I’ve been trusted to be part of.

But these photos don’t tell the whole story. There were also deals that fell apart, plans that changed, and clients who decided a move wasn’t right for them after all. Real estate doesn’t always go as planned, and sometimes helping someone means supporting their decision to wait.

To my clients, thank you for your trust, whether your journey ended with a set of keys or a change of direction. And to everyone who referred a friend, passed along my name, or recommended me to family—thank you. Your support means so much to me. ♥️

More listings, more choice & a different story depending on the neighbourhood.

September’s numbers show buyer-leaning conditions across Waterloo Region, Guelph and Wellington County. With new listings increasing, buyers have more options to explore and room to negotiate.

Guelph and Wellington County have been more balanced, while Waterloo Region’s results vary by location and property type. Condo median sale prices in Waterloo and Cambridge were up more than 10% compared to last September, while Kitchener’s were down. Detached home prices have generally seen smaller changes than other property types.
