Evan and Sarah came to us thinking they only had one option left.
They wanted to retire without carrying debt that had built up over the past few years. Someone had already told them a consumer proposal was the path forward, and from where they were standing, it looked like the only one.
We started with a different conversation. Not about mortgage products, about their actual life: income, retirement plans, monthly expenses, home equity. Turned out they had significantly more equity than anyone had accounted for, enough to wipe out the debt and still set up an emergency fund.
Then came the hiccup. Sarah's credit had taken a hit, and with both of them on the application, a higher-cost mortgage was the likely outcome.
So we refinanced with Evan as the only borrower. Since it was the matrimonial home, Sarah's ownership rights stayed completely unchanged, but that one decision let them qualify with an A lender instead, saving thousands in fees and interest.
Here's what it gave them: debt paid in full, a competitive mortgage with lower monthly costs, an emergency fund for home maintenance, and a realistic retirement plan without the financial pressure hanging over it. Sarah was also connected with professionals to start rebuilding her credit.
Most people think they only have one option. A good conversation can turn up a few more.
