“How do I know I won't get scammed?”

It's the smartest question you can ask before buying abroad. Before you sign anything, check these 3 things:

1. A developer with finished projects you can actually visit
2. Your own independent lawyer, not the developer's
3. A payment schedule written clearly into the contract

A beautiful brochure is not proof.

I read the new price list for The Court, all 104 units, so you don't have to.

60 are still available. The sea-view penthouses are gone.

Where the developer's 2027 forecast is highest:
→ A15 & A20: 2-bedrooms at €585,000, forecast 5.7%. Still at July's price.
→ B9–B13 & B15: studios with a private garden at €360,000, 5.4%.
→ A11–A13: the lowest entry at €310,000, 5.2%.

Since July, not one price has gone down, and only 2 one-bedrooms are left.

Every unit comes with a 5% minimum guaranteed for the first 3 years. Beyond that, the yields are forecasts, and I'll always show you both.

Canada is strengthening its ties with Europe. Here's how I'd think about it as a buyer.

Don't buy a house in Portugal. Build a base in Europe.

From Lisbon, Paris, Madrid, Rome, Amsterdam and London are a short flight away. So it's not just a property. It's a place to spend your winters, host your family and explore a whole continent.

One rule to know: as visitors, Canadians can generally stay up to 90 days in any 180-day period in the Schengen Area. Longer stays need the right residence route. Owning property doesn't give you residency on its own.

What a trip to Toronto! ✈️🇨🇦

Back-to-back business meetings, and the best kind of coincidences — I got to meet wonderful new people from my own corner of the world, representing the Lagoa and Albufeira municipalities in the Algarve, and I even ran into a former colleague from my travel industry days, who used to send Canadians to winter in Portugal. Small world! 🇵🇹

And above all — I sat down with Pedro and renewed our commitment to keep building together. Carvoeiro Branco remains my favourite, most trusted developer in the Algarve, and there are new projects and new partnerships coming that I can't wait to share with you. ☺️
