Could the house you already own give you another source of income?

It’s an exciting possibility. But then come the questions: Would a duplex work with the layout? How much would need to change? And would the cost make sense for you?

This Hamilton home is being converted from a single-family house into a duplex. From the original interiors to the new flooring and freshly finished walls, the progress is becoming easier to see.

There’s still work ahead, but the spaces are taking shape.

At Gateway Group, we help you understand what your property could support, what approvals are needed and what the construction could involve before you commit. As work progresses, we coordinate the teams and keep you updated.

You’ve put your money into the project. You shouldn’t have to keep asking, “What’s happening next?”

Whether you’re building for rental income or creating space for family, you want to know the work is being done properly and the next steps are organised.

On this Hamilton multi-unit build, fire separation is complete, with Dynamic HVAC scheduled to start next on the heating and ventilation.

At Gateway Group, we coordinate the people working on your project and keep you updated as each stage moves forward. You know what’s been completed, what’s coming next and whether anything needs your attention.

Less chasing for answers. More clarity about your investment.

You can picture the rental income. It’s everything between the empty lot and the first tenant that makes you hesitate.

Will a fourplex fit your property?
What will it take to get approved?
And what happens if the budget stretches before the building is ready?

Whether you’re investing for the long term or hoping to create space for family alongside rental income, those questions deserve answers before you commit.

This fourplex build in Hamilton shows the physical progress. Behind that progress are decisions about the site, servicing, layout and construction sequence each one affecting what comes next.

At Gateway Group, we help you work through those decisions, from checking your property’s potential to coordinating design, permits and construction.

Because “Can I build four units?” is only the beginning.

“Does this project make sense for me?” matters just as much.

DM **PLAN** with your property’s location and what you’re hoping to build. Let’s start there.

Why would a room full of builders spend an hour talking about the 1990s?

Because that cycle has something to say about this one.

Last week Charles ran a panel at the Ontario Home Builders' Association Conference on exactly that what earlier housing cycles tell us about building in a market like today’s.

Cycles turn. What came through is that the slower stretch is when the groundwork gets done, and that’s what decides who’s ready when it picks up.

Closer to home, that’s the part we can hold steady for you. Scope agreed before anyone picks up a tool. The price is the price. You know what’s happening on your house and when.

“Your lot’s too tight to build on.”

If someone’s told you that, get a second opinion before you believe it.

Almost nothing is truly unbuildable. Tight setbacks, a structure right on the line, unknown ground those aren’t stop signs, they’re questions. And the answers are what decide whether a property sits for years or becomes four doors.

The hard, awkward lots are the ones we’re built for. Everything gets solved before a machine arrives: how the excavation is held, how what’s beside it stays protected, what the soil is actually hiding, and a price locked to a fixed scope, so the number can’t change on you mid-build.

That’s what turns “too complicated” into done.

So before you decide your property can’t do more, let someone who builds these for a living look at it. The limit you were handed might not be your lot’s.

👇 Tell us what you’re working with we’ll tell you straight if it’s possible.

The most important part of this build is about to disappear.

Right now you can see it all the foundation walls, the waterproofing, the spot where the drains still have to go. In a few weeks none of it will be visible. Backfilled, framed over, buried for the life of the building.

And that's the part that keeps people stuck before they ever start. Not the kitchen or the finishes. The quieter question underneath: how do I know the work I can't see was done right?

Because the hidden stages are where corners get cut. Waterproofing. Backfill. Underground sanitary and drains. Get those wrong and nobody notices for years right up until it's the most expensive thing in the building to fix.

So we treat the invisible stage like the one that matters most. Membrane on before a single load of backfill. Underground plumbing set and checked before anything covers it. Each step in order, so what gets buried, gets buried right.

That's what taking a project from vision to completion actually means. Not the reveal at the end. The decisions made while no one's watching.

👇 If it were your build, what would you want to see before it got covered up?

You're standing in a living room that doesn't exist yet.

Bay window on the left. Kitchen along the back. Powder room off the entry. None of it is built and all of it is already decided.

That's the part most people never get to see, and it's the part that determines everything. By the time you can walk a unit, the real work is done. Zoning answered. Structure solved. Permits pulled. Scope locked.

The fear we hear most isn't "will it look good." It's "will I find out too late that this was never going to work on my lot."

So here's the read we run on every project before a shovel moves:

1️⃣ Zoning: does the lot actually allow the unit you're picturing? Don't assume. Confirm.
2️⃣ Structure: can the existing foundation carry the scope? A second unit isn't always framing. Sometimes it's underpinning.
3️⃣ Permits: all permits, all inspections, your builder's job. That's the standard we hold.
4️⃣ Fixed price: not an estimate. A contract number that doesn't move unless you change the scope.
5️⃣ Tarion: if the project creates a new dwelling unit, your builder needs to be registered. Verify it.
6️⃣ Timeline: permit review window, build window, both in writing. A date that slips changes every other number.

Six answers before a single wall goes up. That's what carries a project from vision to completion instead of from hope to invoice.

We run every property through this.

You’ve pictured what extra rental income could mean for you. A little less pressure on the mortgage. More room to plan ahead.

Then come the questions: Would a unit fit? What needs upgrading? Would the conversion be worth the cost?

In East Hamilton, we’re working with McGivney Homes to convert three older Victorian properties into triplexes for affordable housing.

The work includes separating mechanical and electrical systems so the units can function independently. Behind the familiar exterior, these buildings are being prepared for a different future.

If you’ve been wondering what your own property could become, that’s a conversation we can help with.

At Gateway, we help you understand what’s allowed, what’s workable, and what the project would involve.

"Can we add a unit to this property?" 🏠

Every property owner asks it. Almost nobody gets a straight answer.

Instead they get three contractors, three different scopes, and nobody willing to put a fixed price in writing. The owner waits. The tenant leaves. The opportunity just sits there.

What you're looking at is the part of a build most people never see. No drywall, no paint, no staging. But this is where a legal, insurable, rentable unit is won or lost.

Get this stage wrong and you'll be explaining it later to an inspector, an insurer, or a lender. A multi-unit build done the wrong way can void your insurance, fail an inspection, and leave you carrying the liability.

Done right, it looks like this:
✅ Permits before the first shovel
✅ A fixed-price contract, so you know your number upfront
✅ A Tarion-registered builder, so your investment is protected

The result is multiple legal, income-producing units that add value to the property and cash flow to the owner.

Thinking about it for your own property? 👇
Comment SUITE and we'll send you our checklist: is your property ready for a legal additional unit?

Save this. You'll want it when the time comes.

Every street in Hamilton has one.

The lot that's a little too wide.
The side yard nobody uses.
The house sitting on way more land than it needs.

Most people see extra grass to cut.
Builders see a second home.

Next time you're out for a walk, look again.
You'll start noticing them everywhere.
