Welcome to 28 North Oval, a 1927 detached 2.5 storey home on one of Westdale’s quiet, tree-lined curved streets. This is the kind of neighbourhood where weekends start with a coffee in Westdale Village, a stroll past the local shops and a movie night at the historic Westdale Theatre, all just a few minutes from your front door. Churchill Park is around the corner for splash pad days and walks into the Cootes Paradise trails. Cootes Paradise Elementary is an easy walk to school, with Dalewood and Westdale Secondary close by, and McMaster is about a kilometre down the road. When you do need to head out of town, the 403 is only minutes away. Inside, the home is bright, spacious and updated while keeping the classic touches that make Westdale homes so special: exposed brick walls in the dining room and upstairs bath, an oak staircase to the second floor, and floors that are new or refurbished throughout. The kitchen features granite counters and an island that opens to the dining room, and the main floor family room at the back gives everyone room to spread out. Upstairs are three bedrooms and a 4-piece bath, plus a finished third floor offering a large fourth bedroom or flex space. The basement has a separate entrance, a 3-piece bath, laundry, and a rec room. Out back, a double-stair covered porch overlooks a 16 x 32 ft inground pool with an 8 ft deep end and diving board, perfect for summers at home. Private drive parking for two, plus a shed and workshop.

Thinking of selling in Hamilton? 🏡

Let’s talk about the market we’re actually in… not the one your neighbour sold in two years ago. 😉

Buyers have options right now. They’re looking, comparing, scrolling, coming back for a second look… and sometimes picking apart things you didn’t even know were pick-apart-able. 😂

So, what matters?

✨ Price it for TODAY’S market.
“I’ll start high and come down later” isn’t quite the strategy people think it is.👀

✨ Make it look GOOD.
Declutter. Clean. Fix the weird little thing you stopped noticing three years ago. Buyers will notice it. I promise. 🙏🏼

✨ Expect buyers to be picky.
Conditions and negotiations are back. That’s okay this is where having a good strategy (and a good negotiator 😉) matters.

✨ Remember: Hamilton isn’t one market.
Kirkendall isn’t the Mountain. A downtown condo isn’t a detached home in Dundas. What’s happening five kilometres away may have very little to do with what’s happening on your street.

The good news? Homes ARE selling.

But pricing it, putting a sign on the lawn and hoping for the best? We can do better than that. 🙃

If selling has been floating around in the back of your mind, let’s chat. No pressure, no sales pitch just a realistic conversation about your home, your neighbourhood and what the market is actually doing.

Things that instantly make a home feel more expensive (without a full renovation)
Most buyers can’t explain why a home feels elevated.
Usually, it’s not the square footage or price point. It’s the details.

The homes that leave an impression tend to feel intentional.
Warm layered lighting instead of harsh overhead bulbs.
Curtains hung high enough to make ceilings feel taller.
A few larger decor pieces instead of dozens of small ones competing for attention.
Natural textures that add warmth and depth.
Clean surfaces. Consistent finishes. Rooms that feel calm instead of crowded.

People experience a home emotionally before they experience it logically.

That’s why two homes with similar layouts and price points can feel completely different the moment you walk through the door.
The interesting part is that creating that feeling often has less to do with a massive renovation… and more to do with atmosphere, scale, texture, and restraint.

Kirkendall is often talked about as one neighbourhood but anyone who knows Hamilton knows that is not the full story.

There is Kirkendall North Kirkendall South and the pocket areas in between that do not fit neatly into a label. And those differences matter more than most buyers realize.

What I see time and time again is that people focus on the neighbourhood name instead of how a street actually lives. The feel the pace and the lifestyle can change block by block.

That is why local guidance matters.

If you are thinking about buying in Hamilton and want someone on your side who understands the pockets not just the postal codes DM me. I am always happy to help.

🏡💫 Nothing beats that SOLD feeling, especially when it’s for clients I truly care about.

Every home has a story, and helping my clients close one chapter and move on to the next is what makes this job so rewarding (and let’s be honest… putting up that SOLD sign never gets old 😍).

I’m deeply grateful to be part of that journey. Guiding, supporting, and celebrating alongside my clients every step of the way. And I couldn’t do it without the amazing support of my team at Fracassi & Co, where teamwork makes the dream work. 💙

Here’s to more happy endings and new beginnings!
