This fourplex at 102 Shaver Ave N in Etobicoke is a completed Luca Filice / Perimeter project, built on site. Two 1-bedroom + den suites and two 2-bedroom suites, with open kitchens, linear fireplaces, and in-suite laundry throughout.

Fourplexes are allowed as-of-right in some Ontario cities and not in others, so we always start with your address.

It’s not a foundation waiting for a house. It’s a house waiting for a foundation.

Factory Friday set day: the module leaves the plant, the crane swings, and it lands on a foundation that was ready when the truck showed up.

That is prefabricated at Perimeter Homes — factory-to-set typically about 3–4 months once permits and foundation are ready. Not keys tomorrow. We won’t sell it that way.
