A former school property at 140 Glen Echo Drive in Hamilton’s Corman neighbourhood, east of the Red Hill Valley Parkway, has seen three successive housing proposals since 2023, each smaller than the last. A 2023 concept called for two medium-density buildings with 310 units. A 2024 application proposed an eight-storey building plus three blocks of four-storey townhouses for 264 units. The current application, filed in 2026 and deemed complete by the city, proposes three four-storey buildings with 241 units, 158 vehicle parking spaces and 195 bicycle spaces.

The application requires an Official Plan amendment to redesignate the land from Institutional to Neighbourhoods, plus a zoning amendment. A Planning Committee public meeting originally set for September 29 was cancelled, and as of this writing no replacement date has been confirmed. The application remains under review with no decision made.

A plan to demolish 28 townhouses at 34 Mistywood Drive in Stoney Creek and replace them with a six-storey, 128-unit building cleared Hamilton’s General Issues Committee by a 9 to 0 vote on September 28, 2026. The committee’s report went to Council for ratification on October 7; as of this writing, published Council minutes confirming that vote haven’t been located, so the Council-level outcome isn’t independently confirmed here. The property is owned by a local community housing provider with five properties and 369 units across upper and lower Stoney Creek. A separate Official Plan and zoning amendment for the same address remains a distinct, pending City application.

The new building splits roughly 30 percent affordable and 70 percent market units, with a mix of one, two and three bedroom suites plus barrier-free units. All 19 rent-geared-to-income subsidies currently in the townhouses would transfer to the new building, alongside 22 more already elsewhere on site, for a net gain of 100 homes with no new city subsidy commitment once the project clears its remaining approvals. Estimated project cost is $73 million, with funding sought from CMHC, Build Canada Homes, and provincial and municipal sources. Before demolition, the provider must secure a city-approved relocation plan guaranteeing current tenants a right of first return at their existing rent, plus moving cost coverage.

30 units leased at 325 James St S. Two months since launch.

When we opened the doors on this 1927 Corktown landmark, the plan was simple. Price it right, market it hard, and make it easy for people to say yes. Every lead got tracked. Every showing got followed up. Every application got a fast answer.

The result is 30 new neighbours in 8 weeks.

The owners kept the heritage brick building intact and rebuilt everything inside it to modern standard. That means new suites, new systems, an elevator, accessible units and separately metered utilities, all inside a nearly 100 year old shell. You get the character of a 1927 landmark with none of the old building headaches, and the leasing pace shows renters agree.

Big thanks to the team who helped make it happen: Sam Stogiannes Albana Hiseni Jolene Evans | Burlington ON Realtor

Leasing a building this fast doesn’t happen by accident.

Location does a lot of the selling too. You’re a short walk to the GO Centre, steps from Augusta Street and the cafés on James South, minutes from St. Joe’s, and the escarpment trails are at the end of the street. You can live downtown without living on top of the noise.

We still have suites available. Pets welcome, parking on site. Book a tour at 325james.com.

Own a building that needs leasing up? Got a rental to fill, or looking for your next place? Whichever side you’re on, we’d like to help. Send me a DM or hit the link in my bio.

Hamilton’s Committee of Adjustment unanimously denied a land severance on the former Stelco lands in June 2026, after receiving more than 1,600 letters of opposition and hearing dozens of delegates speak against it at a hearing that drew hundreds of attendees. The site, 286 hectares on the industrial harbourfront, is branded Steelport by its developer. The application sought to sever 76 hectares for what the developer described as a hyperscale and enterprise data centre campus.

The developer appealed the denial to the Ontario Land Tribunal. Today, October 21, the tribunal holds a case management conference to decide who receives party status in the appeal and whether it will accept written statements from the general public, procedural questions that shape how the rest of the case unfolds.

Hamilton City Council voted 9 to 5 on October 7 to approve an expansion of where its Mid Rise Residential Zones apply, following a public comment period that closed September 28.

The city created three new Mid Rise Residential Zones in 2025 under application CI 25-C, and that zoning came into force citywide in August 2026. This latest approval extends those same permissions, which can allow four to six storey buildings, onto more properties along corridors and arterial roads across the city.

For property owners, this is the kind of change that is easy to miss and can directly affect what a lot is worth and what can legally be built on it.

Hamilton says it will issue a demolition permit on October 23 for the former Philpott Memorial Church at York Boulevard and Park Street North, across from the TD Coliseum downtown.

The church, built in 1901 and expanded in 1906, was the subject of a multi-year dispute after its congregation agreed to sell the property to help fund its move to a renovated building on King Street East. The city pursued a heritage designation for the church from 2023 to 2025, which stalled the sale through a cooling condo market, before ultimately withdrawing the attempt. An engineering inspection found the original brick crumbling under stone cladding added in the 1950s, cited as a reason the building could not be preserved.

The site is proposed for redevelopment as two 30-storey towers with roughly 750 units and ground-floor retail along York Boulevard.

Hamilton council voted 9 to 5 on October 7 to move ahead with heritage designation for Claremont Lodge, the roughly 170-year-old gatehouse to the Auchmar estate on the Hamilton Mountain brow.

The current owner commissioned an engineering report that found the building structurally unsound, then offered it to the city on condition it be relocated off the property. The city declined. The owner opposes the designation, so the matter is now headed to the Ontario Land Tribunal.

The building has carried interim protection from demolition since it was added to the municipal heritage register in 2009, but that listing does not obligate an owner to maintain it. This case will test how far that protection goes when an owner wants out.

A developer behind some of Toronto’s most ambitious towers, just had a Hamilton proposal dismissed by the Ontario Land Tribunal before it ever got a hearing on the merits.

The plan: 75 homes on Sulphur Springs Road in Ancaster, partly on land protected under the Niagara Escarpment Plan (which is part of the Greenbelt). To get around the ban on appealing Greenbelt boundary changes, the developer proposed making the zoning conditional, passed now, held until the province separately agreed to redesignate the land later.

The tribunal ruled that doesn’t work. Ontario law bars these appeals outright when Greenbelt land would end up inside a settlement boundary, and a future condition doesn’t change what the application is actually asking for. The tribunal was clear that allowing this workaround would let any developer route around Greenbelt protections province-wide.

The appeal is dismissed. The developer’s only path back is a formal provincial review of the Niagara Escarpment Plan, one that hasn’t started yet.

Hamilton council already approved a plan to redevelop Eastgate Square into nineteen towers with 4,325 homes. So why is the first phase, three 20-storey towers with almost 700 units, now sitting in front of the Ontario Land Tribunal?

The owners, Hammer GP, filed an appeal because the city hasn’t issued the site plan approvals needed to pull building permits. A key sticking point: Hamilton’s own transit agency, the HSR, hasn’t finalized how buses will move through the site. Metrolinx has already signed off on its piece for the future LRT terminus.

The city says there are more issues than just transit, but hasn’t detailed them publicly while talks continue. A case management conference is scheduled for October 20.

This is a good reminder for anyone tracking Hamilton development: council approval is the start of the process, not the finish line.

Back in August, the Ontario Land Tribunal forced Hamilton to expand its urban boundary by at least 1,600 hectares. Now the city has released the first real terms of a settlement, for the Twenty Road West lands specifically.

Instead of continuing to fight that piece at the tribunal, Hamilton is asking to convert the hearing into a settlement hearing. The proposed deal includes: 10% of new homes in the expansion area required to be affordable housing, commercial land secured along the future Garth Street extension, roughly 250 hectares kept protected for employment use, and a requirement that infrastructure, including the Garth Street extension and Dickenson Trunk Sewer upgrades, be built before development starts, with the developer covering the environmental assessment costs.

This settlement is conditional and only applies to Twenty Road West. The White Church Road and Elfrida (Upper Stoney Creek) expansion areas are still being negotiated separately, with hearings continuing into 2027.
