Guelph has a new mayor, and housing is waiting on her desk. Leanne Caron won with 54% of the vote in unofficial results (Guelph Politico, Oct 27, 2026), and 7 new councillors join her. Guelph has 683 homes for sale, up from 196 in 2023.

That's the September 2026 count of active listings, versus 531 a year ago and 308 in 2024, with 108 sales for the month against 135 last September (MLS® data via Wahi, report dated Oct 20, 2026). Different trackers count a little differently, so treat it as a range, and one month isn't a trend. Zolo shows homes selling around 97% of asking for Sep 20 to Oct 18, 2026.

Inflation hit 3.1% and the Bank of Canada decides October 28, but the number to watch in Guelph is your fixed rate.
Fixed mortgage rates follow bond yields, not the Bank's announcement, and they have already climbed. The best insured 5-year fixed on Ratehub went from 4.09% (September 11) to 4.34% (October 20).
On a $600,000 mortgage over 25 years that is about $82 more a month, with no change to the price of the house. Guelph's September MLS data shows a steady market: average $794,416 (+1.2% year over year), 134 sales, 4.2 months of inventory.
Save this if you're buying in Guelph this winter, and if you want your own numbers run, JUST ASK.

9,973 Guelph voters already voted, and housing is on the ballot.

Advance polls closed Oct 18 with 9,973 votes, about 37% more than the roughly 7,300 in 2022, though this year had 9 days of advance voting instead of 6 (Caught in Guelph, Oct 19, 2026). Election Day is Monday, Oct 26, polls open 10 a.m. to 8 p.m.

Development charges, how fast approvals move and property tax all get decided at City Hall, and they all feed into what it costs to buy or sell in Guelph. I'm not here to tell you who to vote for, just to make sure you know it's happening: bring ID with your name and Guelph address, and Guelph Transit is free to and from your polling place on Election Day (City of Guelph).

Canada's home sales forecast just got cut for the 3rd time.
CREA now expects 444,530 sales in 2026, down 5.2% from 2025. In January it was calling for growth of 5.1% (CREA via The Canadian Press, Oct 16, 2026). It points to the recent jump in fixed mortgage rates.
In Guelph, August MLS® data showed about 3.8 months of inventory and homes selling near 97% of asking, with active listings up roughly 25% from a year ago (MLS® data via Wahi and Beth & Ryan Waller, Aug 2026). A national forecast isn't a Guelph forecast, but it does show where the payment pressure is coming from.

The average GTA home sold for $211,993 more than Guelph's in September. GTA average: $1,006,409, down 5.1% from a year ago (TRREB, Oct 6, 2026). Guelph average: $794,416, up 1.2%. The median slipped 2.0% to $745,000 (MLS® data, September 2026). The gap is real, but it's average against average, so the mix of homes isn't identical.
