September Market Update — Guelph & Centre Wellington 🍂🌄

September brought a gradual return of activity as the summer slowdown eased, with mixed but generally constructive shifts across key metrics. Buyers continued to hold an advantage through measured inventory levels and solid sale-to-list ratios, while sellers who priced realistically saw opportunities to move properties, particularly as new listings picked up in both markets.

🌆 Guelph – Guelph remained the steadier of the two markets, reflecting a typical post-summer transition. Sales eased only slightly month-over-month while average prices and new listings rose, pointing to renewed seller participation and year-over-year price growth that outpaced the prior September. Days on market held steady, giving buyers adequate time without stalling momentum.

🍂 Centre Wellington – In this lower-volume area, activity showed more pronounced swings. Sales dipped modestly from August but remained well ahead of the same month last year, while average sale prices climbed sharply month-over-month even as they trailed September 2025. New listings increased and detached homes drove much of the recent price strength, though apartment/condo units softened on a month-over-month basis.
