I saw this on a recent inspection. The satellite company cut a section of the metal roofing right out to mount the dish. 📡😅

That left the asphalt layer underneath exposed. Not to mention they didn’t even attempt to seal the screws 😅.

Metal roofing is supposed to shed water. A hole cut through it gives water a new place to go, and that place is usually under the roofing. Installs like this can turn into leaks, staining, and damage that nobody notices until it is raining inside.

If you want the roof looked at by someone who is not there to sell you a dish, message me. 📩

I saw this on a recent inspection of a mini home. The listing photos never show this part. 😅

What I am looking at is insulation hanging down and sitting on the ground, a v***r barrier that has been cut in spots, and a very musty smell coming from an old leak that worked its way into the insulation. 🏠💧

This is the stuff that stays quiet until someone actually crawls under there. The kitchen will smile. The underside will tell the truth.

For buyers, this is how you avoid buying a surprise.

For sellers, this is how you find it on your own timeline instead of during the buyer’s inspection.

For homeowners, this is how you stop guessing why it smells like the house has been keeping a secret.

The listing photos do not crawl. I do.

Message me if your home has that musty smell that you can’t quite pinpoint!

Leaves are pretty until they move into your gutters and refuse to pay rent. 🍂😬

I see this every fall. Gutters full. Downspouts blocked. Water pouring off the roof beside the foundation like the house is trying to water itself. 🌧️🏠

That is how you get stained siding, wet basements, and ice problems later. The gutter is not a compost bin. It has one job. 🧹

If you can see a little forest growing up there, it is time. Your roof called. It would like its drainage back. That is why you should message me today. 📩

Carbon monoxide does not care that your house looks cute in the listing photos. 🚨😴

Once the heat comes on, detectors stop being a suggestion.

During an inspection I look for whether they are actually there, where they are, and whether someone took the battery out in 2018 because it chirped during a movie. 🔋
A chirp is annoying. No detector is a different kind of problem. ⚠️

If yours is older than your phone, missing, or living in a junk drawer, fix that before the furnace starts its winter shift. The furnace is clocking in. The detector should too. That is why you should message me today. 📩

Before it freezes, your outside hose bibs deserve a conversation. ❄️🚰

New Brunswick does not do a gentle autumn. It does “it was 12 degrees at lunch and now the hose is a popsicle.” 🧊

I look at outdoor faucets, whether they shut off inside, dripping that never stops, and hoses still attached like winter is a rumor. Water left in a line can split a pipe. Then spring shows up and the basement has opinions. 🏠💧

Shut the inside valve. Open the outside one. Take the hose off. Your future self will not send you a thank you card, but the drywall might. That is why you should message me today. 📩

I saw this on a recent inspection. The attic doing its little show and tell. 🔦😅

What I am looking at here is blown insulation between the joists, pink baffles at the eaves, and the underside of the roof deck above. The baffles are actually doing a job. They keep the insulation from plugging the soffit vents so the attic can still breathe. 🌬️

The insulation is there, but it is not exactly winning a thickness contest. You can see it settled, split along the joist, and thin in spots. In a New Brunswick winter, thin attic insulation is how heat sneaks out and your furnace starts working overtime for no good reason. ❄️🔥

This is the stuff the listing photos never show. The kitchen smiles. The attic tells the truth.

That is why you should message me today. 📩

The furnace filter is the most neglected item in the house and it knows it. 😅

It sits there collecting dust, pet hair, and whatever fell off the ceiling in 2022, while everyone walks past it to look at the kitchen backsplash.

During an inspection I check whether the system even runs, how old it looks, and whether the filter has become a science project. A clogged filter makes the furnace work harder, heat worse, and complain louder. The furnace is not being dramatic. It is just tired.

If you cannot remember the last time you changed it, that is your answer. Go look. I will wait. 🔥

Shoot me a message today!

Buying your first home is exciting. It is also the moment your brain tries to become a contractor, a banker, and a fortune teller all at once. 🏡

A home inspection is not me telling you the house is good or bad. It is me walking the place and translating what the attic, the basement, and the electrical panel have been whispering behind the listing photos.

You get a clear report. What needs attention now. What you should watch. What can wait until you are not eating takeout on the floor.

You do not have to know everything. You just need someone professionally nosy enough to look.

Detailed reports. Informed decisions.

I will crawl so your knees do not have to. 🔍

GFCI outlets are the quiet little heroes of the house. Also the ones people ignore until the toaster and the sink become coworkers. ⚡

You usually find them in kitchens, bathrooms, garages, and outside.

During an inspection I test the ones I can get to and look for the classics.
Missing protection. Outlets that do not trip. Covers hanging on by a prayer. That one outside plug that has seen every storm since Confederation.

They are not there to be fancy. They are there so water and electricity do not become friends.
If you have never hit the test button, today is a good day to find out if yours actually work. 🔌
