I didn't get many pictures today because I was too busy talking, but I just wanted to say thanks to all of our clients who dropped by today for pumpkins, hot chocolate and cookies. Is right now the best time to sell your home? Well, the best time was five years ago during Covid, but Covid times are (thankfully) not coming back, and the market has cooled for the time being. That said, there are still active buyers out there, and even if it takes longer than it used to, you'll still get where you want to go, with some patience and flexibility. So, bottom line: the best time to sell is when you're ready, when you're committed to the process and have a desire to start your next chapter. Don't let anyone tell you otherwise.

Is right now the best time to buy a home? Well, it's certainly turning into a buyer's market so you have more options and more time to make decisions. However we all know the economy isn't at its best right now, so major purchasing decisions can feel very heavy. If you're currently paying rent, it's never a bad idea to start investing in yourself. So, bottom line: the best time to buy a home is when you're ready. When you're pre-approved, have your down payment saved up or sorted out, and you're committed to the process. Buy a home when you find one that feels like home and not a minute sooner. Don't let anyone tell you otherwise.

We were competing for a listing earlier this year (basically where a seller interviews multiple real estate agents before who deciding who to work with). One ask was that we provide references from past clients, and I reached out to a few folks who were happy to assist.

This one actually brought tears to my eyes šŸ˜­ I love this job for a lot of reasons, but getting to help people and feel like I'm actually making a difference is so important to me. My clients are never numbers for me to brag about on social media - they're people with stories and dreams, people I am happy to know. Whether you're selling a tiny piece of land or an oceanfront palace, you get everything I have, always.

Thinking of selling your home? Don't spend a bunch of time and money on something you're going to turn around and sell! Here are a few low-cost upgrades that will maximize your ROI without breaking the bank or taking months to complete.

PAINT - a fresh coat of paint where it's needed goes a long way. Take your time and think neutrals (this is not the time to showcase your love of eggplant)

FLOWER BEDS - pull weeds or dead matter, plant low-maintenance perennials and throw down some mulch.

KITCHEN - replace Formica countertop with IKEA butcherblock, add some subway tile backsplash from Happy Harry's, and grab some Fusion mineral paint to refresh your cabinets, along with some updated door and drawer handles. You can typically do all of this for well under $1000!

BATHROOMS: re-caulk around tubs and showers, get fresh new shower curtains, update your mirrors and replace old bulky bathroom cabinets with a space-saving medicine cabinet.

DECLUTTER - don't need it? Recycle it, sell it or give it away! Cluttered homes can be a tricky sell
