Instead of asking the seller to drop their price, offer full asking price and ask them to cover your closing costs.

Real example:

💰 You offer: $400,000 (full price)
🤝 You ask for: seller covers your closing costs

Think legal fees, title insurance, or land titles registration fees. In Alberta these are relatively modest, which makes them an easy ask. More cash stays in YOUR pocket.

7 things I did immediately after buying my first home in Edmonton, that no one tells you
(And YES, every new homeowner should know these!)

1. Changed the Locks 🔐 You have no idea how many copies of that key exist. Dog walkers, cleaners, past tenants. Day-one stuff for peace of mind.
2. Deep Cleaned Every Corner 🧽 Don’t skip this. A top-to-bottom clean makes the space truly feel like yours, and it’s way easier before furniture is in.
3. Took “Before” Photos 📸 Not just for fun, these help track progress, spot damage, and even add value when it’s time to sell.
4. Found the Water Shutoff Valve 🚿 Most people don’t think about this until they have a leak. Locate it, label it, save yourself a future headache.
5. Introduced Ourselves to the Neighbours 👋 It’s more than being friendly. They offer trusted local referrals and keep an eye out when you’re away.
6. Tested & Labelled the Breaker Panel ⚡️ When the power goes out, you’ll thank yourself. We flipped every breaker and labelled each one correctly.
7. Made a Fix-It Priority List. Not everything is urgent. We focused on safety first (smoke detectors, furnace filters) and made a plan for the rest.

Touring homes in Edmonton? These aren’t deal-breakers, but they are clues 👀

1. Brown rings in toilets or sinks.
That’s not “character” or hard-water charm. That’s been avoided for a while.

2. Cabinets that feel sticky.
If your fingers hesitate before opening them, grease has taken residency.

3. A smell no one can explain.
When everyone shrugs, it means it’s been ignored long enough to go feral.

4. A lint graveyard behind the dryer.
Not just nasty, also a very real fire hazard.

5. Air vents wearing a fur coat.
Dust and pet hair mean the furnace is fighting for its life.

6. Baseboards that changed colour over time.
They didn’t come that shade. That’s years of “later.”

7. Bathroom fans that don’t actually vent.
Steam staying trapped means moisture problems waiting to happen.

8. Doors, switches, and handles with built-up grime.
High-touch areas tell the truth about how a home is treated.

Most poorly maintained homes don’t fall apart overnight.
They unravel through small, ignored things.

20 Edmonton homebuying tips you NEED to know before you buy ⬇️

1. Negotiate the price down if the home’s been listed 14+ days.
2. Ask the seller for a home warranty for your first year.
3. Your first mortgage payment starts about a month after possession.
4. Budget around $600 for a home inspection.
5. Check property taxes before you offer.
6. You can buy with as little as 5% down.
7. Talking to a lender is free. It’s the only way to know your budget 😎
8. Visit at different times of day to check the vibe.
9. Look into the FHSA and RRSP Home Buyers’ Plan.
10. Homes are often cheapest in winter.
11. Shopping rates in a short window usually won’t hurt your credit.
12. Alberta has no land transfer tax, but budget for legal fees.
13. Ask how old the roof is. That answer can save you $20K+.
14. Finding the right home takes time, so don’t rush.
15. Your mortgage rate resets at renewal, usually every 5 years.
16. Plan for $1K+ in random Costco trips after possession...
17. CMHC insurance lets you buy with under 20% down.
18. Buying with someone? Lenders look at both credit scores.
19. Put 20% down and skip the default insurance.
20. Base your budget on take-home pay, not your pre-approval limit.
