Is Edmonton’s Housing Market Crashing? Here’s What the Numbers Say
📊 Edmonton’s market isn’t crashing. It’s correcting and stabilizing.
In August, the average residential selling price was $470,000, down 1.1% from July but still up 1.8% year over year. With 8,052 listings and about 3.8 months of inventory, buyers have more choice and homes are taking longer to sell.
🔑 For Buyers: More inventory means more options and negotiating power. If a home checks your boxes and the price makes sense, don’t wait forever for the “perfect” deal.
🏡 For Sellers: Competition is high. Price and presentation matter. If your home isn’t positioned competitively, buyers have plenty of other options.
The market isn’t about panic. It’s about strategy. Know the numbers and make the move that makes sense for you.
