Edmonton Real Estate Market Update – September 2026

The Greater Edmonton Area market continued to cool in September, with 1,959 homes sold — down 8.8% from August and 10.3% from September last year.

September snapshot:
• 3,864 new listings → up 7.2% MoM and 11.3% YoY
• Inventory was essentially unchanged from August, but remains 16.7% higher than last year
• Average sale price: $466,080 → down 0.8% MoM, but 2.9% higher YoY
• HPI benchmark price: $423,100 → down 0.9% MoM and 0.3% lower YoY

With more new listings coming onto the market and sales continuing to slow, buyers have more choice and sellers are facing a more competitive environment. At the same time, average prices remain higher than last year.

As we head into the fall market, knowing how your neighbourhood is performing is more important than simply looking at the overall numbers.

Edmonton Real Estate Market Update – August 2026

The Greater Edmonton Area market cooled off a little in August, with 2,143 homes sold — down 15.4% from July and 9.8% from August last year.

August snapshot:
• 3,769 new listings → down 8.1% MoM, but 3.3% higher YoY
• Inventory dipped 1.1% from July, but remains 15.1% higher than last year
• Average sale price: $469,602 → down 1.1% MoM, but still 1.8% higher YoY

As we head toward the fall market, activity has started to slow from the summer peak, while inventory remains higher than last year. For buyers, that means more choice. For sellers, pricing and presentation continue to be important in a market where buyers have more options.

Edmonton Real Estate Market Update – June 2026

The Greater Edmonton Area market remained busy in June, with 2,746 homes sold — up 7.5% from May and just 4.1% lower than June last year.

✨ June snapshot:
• 4,475 new listings → down 3.6% MoM, but 10.1% higher YoY
• Inventory increased 2.9% from May and remains 22.2% higher than last year
• Average sale price: $483,600 → down 1.6% MoM, but still 4.1% higher YoY
• HPI benchmark price: $431,300 → down 0.2% MoM and 2.1% lower YoY

While prices saw a slight month-over-month adjustment, sales continued to climb, showing that buyer demand remains steady as the summer market gets underway. With more inventory available than this time last year, both buyers and sellers have opportunities to make informed moves in today's market.

Edmonton Real Estate Market Update – May 2026

The Greater Edmonton Area market stayed active in May, with 2,557 homes sold — up 3.2% from April, though still 13.4% lower than last year.

May snapshot:
• 4,855 new listings → up 21.7% month-to-month and 2.7% year-over-year
• Inventory rose 13.4% from April and sits 23.9% higher than last year
• Average sale price: $491,794 → up 2.7% month-to-month and 6.3% higher year-over-year
• HPI benchmark price: $432,200 → essentially flat month-to-month, down 1.8% year-over-year

Prices continued to edge upward even with higher inventory, showing that demand is still absorbing a good portion of new supply as we move deeper into the spring market.
