Around $15,000 down could get you into a three-bedroom townhome in Edmonton—with an attached garage and your own outdoor space. 👀

📍 17, 450 McConachie Way NW

There’s a lot to appreciate here:
* End unit with common green space alongside
* 3 bedrooms and 2.5 bathrooms
* Central air conditioning
* Private rear deck with a BBQ gas line
* Single attached garage and visitor parking nearby
* $202.27/month condo fees, including landscaping and snow removal

Plus, No Frills on McConachie Way and shopping, dining and movies at Manning Town Centre.

Approximate 5% down payment; amount depends on purchase price and mortgage approval. Closing costs extra.

A financing condition is time built into the accepted offer to confirm financing for the specific property and deal. Multiple offers can change the tradeoff around conditions, but they do not change what the financing condition is there to do.

The sale price is not the number I would use to plan the next purchase. The useful number is the seller net after the costs and mortgage payout that actually apply.

Buying a $500,000 resale home in the Greater Edmonton Area?

For a typical Greater Edmonton resale purchase, I use about 1.5% as a planning buffer for closing costs. The point is not predicting the exact bill; it is avoiding a purchase budget with no room for normal closing expenses.

'Let's start high and come down later' sounds safe. It can also make the properly priced house down the street look like the better deal.

Maybe there's another approach that fits the situation. The point is that the price should help create the result you're trying to get, not just leave room to negotiate.

If you're thinking about selling and you're wondering whether starting high makes sense for your property, reach out. Tell me what you're thinking and I'll show you what I'd compare before making that call.

Your deposit and your down payment are related, but they aren't two separate payments.

Same purchase. Different timing.

If you're early in the buying process, this is one worth saving because the timing is usually the part that catches people off guard.

I worked with a buyer who was convinced they wanted a brand-new neighbourhood until we got clearer on what they wanted everyday life to look like.

They weren't choosing a category anymore. They were choosing the version of daily life that fit them better.

If you're deciding between the two right now, which way are you leaning: newer home and newer community, or established neighbourhood and older housing?

The market is showing a little more breathing room, with more inventory and fewer sales compared with last August.

But here’s the important part: the overall numbers don’t tell the whole story.

Detached homes, row homes, and apartment condos are moving differently. Whether you’re buying or selling, what matters most is what’s happening with your specific property type, price range, and neighbourhood.

Thinking about buying or selling? Let’s look at the numbers that actually matter to you. 📩

Everyone notices the kitchen. Outside, I'm often looking at something much less exciting: where the water wants to go.

It's not glamorous, but water around a home can matter a lot more than the colour of the cabinets. So when you're at a showing, spend a minute looking down as well as looking around.

If you're buying right now, I've got a whole series on the little things I look at during showings that buyers often walk right past. That's the next one I'd watch.

You spot a foundation crack during a showing. Should you panic? No. Should you ignore it? Also no.

So the goal isn't to decide from across the basement whether the house is good or bad. It's to notice the clue and get enough information to make a better decision.

What's something you've seen at a showing that made you wonder, 'Is this a big deal?'
