What Lies Beyond Bricks and Mortar?

A beautiful home. No obvious defects. Everything seems perfectly normal. And yet, some might hesitate, while others may not care at all. What could possibly be so scary about an otherwise perfectly good home?

The answer may be property stigma. Property stigma can arise from a property's history, past events, or surrounding circumstances rather than from its physical condition. Examples may include a death in the property, past illegal or criminal activity, reports of paranormal activity, or proximity to features such as power lines or a graveyard.

What creates a stigma is highly subjective. A circumstance that matters greatly to one buyer, renter, investor, or owner may have little or no influence on another. In some situations, it may affect interest in a property and potentially influence its marketability or value, while in others it may have little impact at all.

For buyers, investors, and renters, a property's history can be an important consideration when making a real estate decision. For sellers and property owners, recognizing how that history may be perceived can help inform how the property is presented and marketed.
