Edmonton Market Update: Use the numbers as context, not a property verdict.

The REALTORSĀ® Association of Edmonton’s July 2026 report recorded 8,142 homes in inventory, a $475,079 average residential price and a $429,100 MLSĀ® HPI benchmark price. These measures describe market activity, but they do not determine the condition, value or appropriate offer strategy for an individual property.

Before relying on a market headline, ask:
• Is the data for the same property type and area?
• Is the property’s age, maintenance history and renovation record understood?
• Are inspection conditions and specialist follow-ups built into the transaction timeline?
• Are pricing and offer decisions being discussed with your REALTORĀ®, lender and other qualified professionals?

InspecUs provides InterNACHI-certified, visual and non-invasive inspections of readily accessible areas. We review 100+ items, provide high-resolution images and deliver detailed reports within 24 hours, with ongoing support. Our reports are unbiased and do not provide valuation, financial, legal, insurance, environmental, health, electrical or mechanical advice.

Buying your first Edmonton home? The purchase price is only one part of your closing budget. Before making firm plans, ask your lawyer and lender about transaction-specific items such as:

• Land title registration and legal disbursements
• Lawyer fees and document-processing charges
• Title insurance, if recommended or required
• Lender appraisal, administration, or other financing charges
• Property-tax adjustments and other closing adjustments
• Any additional lender- or transaction-specific closing items

Costs vary by property, transaction, lawyer, lender, and current requirements, so avoid relying on fixed online estimates. This is budgeting education, not legal, financial, tax, lending, or insurance advice. Confirm details with your lawyer, lender, REALTORĀ®, accountant, or another qualified professional.

An InspecUs home inspection is visual and non-invasive. It does not determine legal title, lender requirements, taxes, closing costs, property value, or insurance eligibility. Health, environmental, electrical, and mechanical concerns should be assessed by qualified specialists.

InspecUs is InterNACHI-certified, with 10+ years of construction-industry experience. We inspect 100+ items per report and provide unbiased reporting, high-resolution reports within 24 hours, ongoing post-inspection support, and service trusted through 250+ positive Google reviews.

šŸ  Buying an older home in Edmonton? Not every foundation crack means structural movement: but the pattern and surrounding clues matter.

Seasonal cracking is often minor and may remain stable. Concealed foundation movement deserves closer attention when you notice:

• Cracks that widen, step through masonry, or show displacement
• Doors or windows that stick along with other alignment changes
• Uneven or sloping floors
• The same area receiving repeated repairs
• Water entry at below-grade walls, especially where movement appears progressive

āš ļø One visual sign is not a diagnosis. A home inspection can document accessible conditions and identify indicators that warrant further review, but it cannot confirm structural adequacy or predict future movement. If displacement is significant, worsening, or affecting multiple areas, follow up with a qualified structural engineer.

At InspecUs, our InterNACHI-certified inspectors assess 100+ items and provide high-resolution images with a detailed inspection report within 24 hours: so Edmonton buyers can make informed decisions with clearer evidence.

Leaving your Edmonton condo or townhome for an extended trip? Know what’s yours to prepare, and what belongs to the corporation.

šŸ¢ Shared roofs, exteriors, plumbing and building systems are generally corporation responsibilities; in-suite components are generally the owner’s. Exact boundaries depend on your bylaws and management agreement. Confirm building-specific procedures with your property manager or board before you leave.

šŸ”Ž Know where your in-suite water shut-offs, electrical panel and unit shut-offs are, and confirm who is authorized to operate them. Leave adjustments, repairs and other work to licensed professionals.

InspecUs inspects individual residential units for buyers, sellers and owners, not for condo corporations. We don’t manage, patrol or secure buildings or units, perform repairs, or inspect common property. Our inspections are visual and non-invasive, limited to accessible areas. We don’t dismantle, move stored belongings or inspect concealed spaces. An inspection is not a warranty, code-compliance inspection or guarantee of condition.

InterNACHI-certified, with 10+ years of inspection and construction-industry experience. We review 100+ items, provide unbiased reports with no third-party influence, deliver high-resolution reports within 24 hours, offer ongoing support, and have 250+ positive Google reviews.

For bylaws, contracts or management agreements, consult a lawyer; for insurance, a licensed broker; for plumbing, electrical, mechanical or HVAC work, licensed professionals; for municipal matters, the municipality; for health or environmental concerns, qualified specialists; and for valuation, an appraiser or REALTORĀ®.

Edmonton hail and high winds can damage more than siding and shingles. Your outdoor HVAC equipment, disconnects, meters and other critical components also deserve attention. āš ļø

Risk-reduction checklist:
āœ… Maintain the manufacturer-required clearance around equipment and keep airflow paths open.
āœ… Use only manufacturer-approved guards or screens where applicable: never install anything that restricts ventilation or service access.
āœ… Confirm outdoor units and components are properly anchored for local wind exposure.
āœ… Keep disconnects and service panels accessible, visible and protected from impact.
āœ… After a severe storm, look for dents, bent condenser fins, damaged disconnects, loose covers, shifted equipment or other loose components.

These upgrades may help reduce damage and maintenance risk, but they are not a guaranteed increase in property value. Always follow the manufacturer’s instructions and have HVAC or electrical work completed by a qualified professional.

At InspecUs, our InterNACHI-certified inspectors assess 100+ items and provide high-resolution images with a detailed inspection report within 24 hours: helping Edmonton buyers, sellers and property owners make informed decisions.

Before leaving your Edmonton property for a summer vacation, take a few minutes to review the digital accounts connected to it, not just the devices themselves. šŸ”

Consider reviewing:
• Smart-lock, camera, alarm, thermostat, and water-leak sensor accounts
• Passwords, multi-factor authentication, and recovery methods
• Which notifications are enabled and where they are delivered
• Former occupants, contractors, guests, or other users who should be removed
• Device support contacts and manufacturer instructions
• Who, if anyone, is authorized to access these accounts while you are away

Use unique passwords, protect recovery information, and avoid sharing credentials through unsecured channels. Decide access carefully, and follow each manufacturer’s current instructions. Connected devices can involve privacy and cybersecurity considerations, so consult the appropriate provider or qualified cybersecurity professional for account-specific guidance.

InspecUs inspections are visual and non-invasive. We do not monitor properties, assess cybersecurity, verify connected-device operation, or provide legal, insurance, security, electrical, mechanical, environmental, or health advice. Refer those matters to qualified professionals or the relevant device and service providers.

InspecUs is InterNACHI-certified, backed by 10+ years of construction-industry experience, and documents 100+ items per report. We provide unbiased reporting, high-resolution reports within 24 hours, ongoing post-inspection support, and have 250+ positive Google reviews.

Before paying for an Edmonton climate-resilience upgrade, whether for flood, hail, wind or heat, ask the contractor:

• What’s included in the written scope, and what’s excluded?
• What applicable licensing and liability insurance do you carry? Can you provide references?
• Who obtains required permits or approvals? Confirm requirements with the municipality.
• How will the work be inspected or verified when complete, and what warranty applies in writing?
• How are scope changes and payments handled?
• Should you discuss coverage implications with your licensed insurance broker?

InspecUs does not design, engineer, certify, verify compliance, install or repair resilience upgrades, or verify contractor licensing, permits or warranties. A home inspection is a visual, non-invasive assessment of accessible areas, not a design, engineering, certification, code-compliance or performance assessment.

Refer licensing, permits, approvals, codes and bylaws to the municipality or qualified professionals; design and engineering to qualified engineers or designers; the work to licensed trades and qualified contractors; coverage to a licensed insurance broker; contracts, warranties and disputes to a lawyer; electrical, mechanical, gas and plumbing concerns to licensed specialists; and valuation to an appraiser or REALTORĀ®.

InterNACHI-certified, with 10+ years of inspection and construction-industry experience. Every report covers 100+ items, with unbiased findings and high-resolution reports within 24 hours. We provide ongoing post-inspection support and have 250+ positive Google reviews.

Before approving a climate-related home upgrade in Edmonton, compare the written contractor scopes, not just the prices. šŸ

Confirm that each scope clearly identifies:

1ļøāƒ£ The existing issue being addressed
2ļøāƒ£ Proposed materials, products, and exact locations
3ļøāƒ£ Access requirements and any preparation expected from you
4ļøāƒ£ Exclusions, assumptions, and items not included
5ļøāƒ£ Maintenance responsibilities after the work
6ļøāƒ£ Permits, approvals, or inspections to confirm with the municipality or other authorities
7ļøāƒ£ Testing or commissioning procedures, if applicable
8ļøāƒ£ Documentation you will receive, such as invoices, product information, photographs, test results, or close-out records

Ask questions before authorizing work. InspecUs can document visible conditions, but our inspections are visual and non-invasive. We do not design upgrades, verify technical performance, certify code compliance, or replace qualified contractors, engineers, municipal authorities, or environmental, electrical, and mechanical specialists. Direct technical, health, environmental, electrical, and mechanical questions to the appropriate qualified specialist.

10/22/2026

Edmonton’s cold winters and summer heat make the building envelope worth understanding. What can a home inspection tell you about attic insulation, air sealing and ventilation?

Where visible and accessible, a visual, non-invasive inspection may note insulation type, levels and coverage; signs of moisture, frost or staining; visible ventilation openings and ducting; and indicators of air leakage or condensation.

An inspection does not measure thermal performance or air leakage, perform blower-door testing or energy modelling, verify R-values or code compliance, or confirm comfort, performance or cost outcomes. InspecUs does not design, engineer, certify, install, verify or repair this work.

For energy assessments, air-leakage testing and rebate programs, contact a qualified energy advisor or utility program. Insulation, ventilation, roofing and air-sealing work should be handled by licensed contractors. Refer structural questions to qualified structural professionals; health or environmental concerns to qualified specialists; and electrical, mechanical or gas matters to licensed specialists. Ask the municipality about permits and code, a licensed broker about insurance, an appraiser or REALTORĀ® about valuation, and a lawyer about legal questions.

InspecUs is InterNACHI-certified, with 10+ years of inspection and construction-industry experience. We review 100+ items per report and provide unbiased reporting with no third-party influence, high-resolution reports within 24 hours and ongoing post-inspection support. 10/22/2026

Could the air in an Edmonton home be a concern even when everything looks and smells normal? Radon is invisible and odourless. Appearance, a home’s age, and the absence of odours cannot establish radon levels or indoor air quality.

A standard home inspection is visual and non-invasive, limited to accessible areas at a point in time. It does not test for radon or measure indoor air quality or particle levels. Radon measurement and air-quality testing should be carried out by qualified environmental or radon professionals using recognized protocols. During Alberta wildfire-smoke events, follow current public-health and Environment Canada advisories for your area.

InspecUs does not provide air-quality or health advice, interpret test results, or provide testing, treatment or remediation. For guidance:
• Health questions: a physician or public-health authority
• Radon measurement/mitigation and air-quality testing: qualified environmental or radon professionals
• Mould or odour remediation: qualified remediation contractors
• Electrical or mechanical concerns: licensed specialists
• Permits or municipal matters: your municipality; insurance: a licensed broker; legal or contract matters: a lawyer

InterNACHI-certified, with 10+ years of inspection and construction-industry experience, InspecUs inspects 100+ items per report and provides unbiased, high-resolution reports within 24 hours, plus ongoing post-inspection support. Proud to have 250+ positive Google reviews.
