Turkey has got expensive, and I keep seeing people say so.

Here is what we do at my house, and not only because of the price. Not everybody in my family likes turkey. So this is chicken, seasoned so it tastes like Thanksgiving, and honestly you would not know the difference.

Sage, onion, garlic, a little celery seed. That is the whole trick.

The part I like best is that you can make as much or as little as you need. Four breasts or twelve. No wrestling a twenty pound bird into the oven for five people, and no three weeks of leftovers nobody wants.

Although the leftovers you do have are very good in a bun the next day.

Full recipe is in the slides. Save it for Sunday.

Happy Thanksgiving, Edmonton.

It faces an open field, which in a townhouse is worth more than it sounds.

Unit 48 at 215 Saddleback Road NW, in Blue Quill. Three bedrooms, three bathrooms, 1,230 square feet, built in 2018, and walking distance to Century Park LRT.

Nine foot ceilings and windows on the field side, so the main floor is bright all day and nobody is looking back at you. The living room runs into the dining area and a kitchen with stainless appliances and white cabinetry, and the eating nook looks out over the backyard and the pathway. A proper pantry, a two piece bath, and the laundry on the main floor, which in a multi-level townhouse is not a small thing.

New carpet up the stairs. The primary has a walk in closet and a three piece ensuite, with two more bedrooms and a four piece bath alongside it. The lower level is flexible, a gym or storage or a workshop, and it opens straight into the double attached garage.

A double attached garage on a townhouse at this price is not common. Worth saying out loud.

Condo fees are $243.70 a month and they cover exterior maintenance, insurance and property management.

$387,500. MLS E4507229.

Message or text me and I will get you in.

What's the best part of having extra space in your house?.. somewhere for everyone to go during the holidays, or the deep winter cold.

That's exactly what this house does:
1222 Haliburton Close NW, in Haddow. Five bedrooms, four bathrooms, 2,428 square feet above grade, at the end of a quiet cul-de-sac.

The walkout basement has in floor heating, which is the whole difference between a basement people avoid and a basement people live in. The rec room down there runs thirty three feet. Whatever your family does when it's minus thirty, there is room for it.

There is a gas fireplace in the family room under a vaulted ceiling, and a double sided fireplace in the primary, which sounds like a luxury in September and does not sound like one in January.

The skating rink is a walk away. So are the parks and the river valley trails, for the months when going outside is a pleasure rather than a decision.

And when summer comes back, there is central air, a deck and a patio, and fruit trees in the backyard.

The rest of it: eighteen foot windows in the formal living room, a bright kitchen with a pantry and an island, a bedroom and guest bath on the main floor, a sunny loft and three bedrooms upstairs, and a fifth bedroom with a four piece bath downstairs. Double attached garage.

$850,000. MLS E4507976.

Message or text me and I will get you in before the snow does.

Near the pond, with the trails a short walk from the door.

918 Daniels Loop SW, in Desrochers. Three bedrooms, three bathrooms, 1,544 square feet above grade, a half duplex built in 2021, so everything in it is still new.

Nine foot ceilings on the main floor and enough window that you will not be reaching for a light switch at two in the afternoon. The kitchen has quartz counters, stainless appliances, a walk in pantry and more cabinetry than you are expecting, plus a beverage centre if that is your sort of thing. The dining area looks out over the deck and the yard.

Upstairs, a primary with a walk in closet and a three piece ensuite, two more bedrooms, a four piece bath, and the laundry on the same floor as the beds, with a sink. Anyone who has carried a hamper down two flights knows exactly what that is worth.

Double attached garage. Central air. A side entrance and a full unfinished basement, which means a gym, a fourth bedroom, or future development, depending on what you need from it.

This is a first house that does not feel like a starter house. If you are coming out of a condo or a rental and you want the room without inheriting somebody else's maintenance list, this is the one to go and see.

$468,500. MLS E4493677. HOA in place. Quick possession available.

Message or text me and I will get you in.

I wrote the guide I wish I could hand to every family who calls me about downsizing.

It is the honest version:

👉 Where to start sorting
👉 The one room worth leaving until last
👉 Whether to sell first or buy first
👉 What each choice actually costs you
👉 The expenses nobody budgets for
👉 What is worth fixing before you list and what is not
👉 Who else belongs on your team and when to bring them in

It is free, it takes a minute to arrive, and nothing happens after that except the occasional useful email.

Link is in my bio. Or comment GUIDE and I will send it to you directly.

How much should you fix before you list? Less than you think... but finish what you started.

Paint, decluttering and a deep clean do more for a sale price than anything else you can spend money on. So does fixing the small stuff, the sticking door, the dripping tap, the burnt-out bulb, because those are the things that make a buyer quietly wonder what else has been ignored.

If you're unsure and before you spend anything, walk me through the house. I will give you a straight answer on what is worth doing and what is not.

What is the best time to sell?

Most people say spring, and spring is genuinely busy. But the honest answer is that the best time to sell is the time that works for your life.

And whether your house sells well comes down to three things, and not one of them is the month:
👉 It needs to be clean
👉 priced for the market
👉 and you need a plan (where you're going, when you need to be there, and what happens in between if the dates do not line up.)

Get those three right and the time of year stops being the deciding factor.

That is the part I do. Email or text me whenever and we will work out what your timing actually looks like.
