🚨 BIG NEWS FOR EDMONTON HOMEOWNERS!🏡

Edmonton’s zoning rules may be changing AGAIN — and the impact on property values could be significant.

The Alberta government has directed the City of Edmonton to make changes to its zoning bylaws, potentially rolling back key parts of the 2024 overhaul that allowed higher-density residential development.

But here’s what isn’t getting enough attention: Not all property owners will be affected equally.

1️⃣ Owners of redevelopment lots: Properties previously attractive for 8–10 unit infill projects could lose development potential — and potentially significant land value.

2️⃣ Neighbours of existing infill: If an 8–10 unit development has already been built next door, the proposed changes won’t make it disappear. Those owners may continue experiencing the impacts of increased density.

3️⃣ Owners in established neighbourhoods: Properties in areas that haven’t experienced significant infill development may benefit from greater certainty about future neighbourhood density and character.

And there’s another side to this: owners of existing, legally approved multi-unit properties could actually benefit if similar developments become harder to build.

📅The deadline: January 8, 2027, based on the province’s three-month direction to the City.
⚠ These changes are not finalized, and the actual impact on individual property values will depend on the final rules and each property’s circumstances.
