Interesting read, and maybe a sign of the times.

Court-ordered home sales are rising sharply in parts of B.C., but what caught my attention is where the pressure is showing up.

Increasingly, it is higher-value homes and borrowers who bought or upgraded when borrowing costs were near historic lows.

There is probably a lesson in that for every market, including Edmonton.

Real estate decisions are rarely just about what you can qualify for today. They are about what remains comfortable if rates, income, expenses or the market itself changes tomorrow.

The positive side?

Periods of adjustment can also create opportunity. More choice for buyers. Better negotiating conditions. And sometimes an entry point that would not have existed in a hotter market.

Real estate has always been about more than price. Increasingly, it is about resilience.
